It's amazing how much work these guys do in one day. The chippies for some reason used an old survey peg as a nogging for one of the window when there are heaps of new timber frame scraps laying around. Can anyone tell me why they would do this as I'm puzzled? The timber fence post on one side has been installed. Another concrete issue, this time the slab is short where the living room is, unbelievable. What would you do in this situation - make them fix the mistake or get some compo? Day 46 - Roof truss delivered!!! 24Feb 26, 2010 10:40 pm Hi all, Roof trusses has been delivered and some are sitting on top of the wall frame and others sitting on the dirt. The chippies finished off the wall framing and wall bracing, I was told by ss and chippies that they need to wait for the brickies to brick up the left side wall of garage before the roof trusses can be installed. Hopefully it will be soon because I really don't want the trusses sitting on the dirt for to long. Some roof trusses sitting on top of the wall frame and some on the dirt. We received notification from contract administrator that our bricks are no longer available therefore we have to choose new bricks, the only problem is that the bricks we wanted in their standard range is currently not available. This could delay the build for a while because we need the bricks for the garage side wall so they can install the garage steel beam and also to properly support the garage roof trusses. Day 52 - Temporary fence inst 27Apr 05, 2010 6:14 pm Hi Polo Looks great so far We too are building with Zuccala, a more modest home, and are currently at frame stage, waiting for the brick work on our garage, for the rest of the frame to be erected. The bricks have arrived, and just waiting until the brickie starts after Easter. We've had a look at our slab and frame, and like yours, we have a few little chunks missing from our slab, where our sliding doors have already been installed. Have taken photos and sent them off to the office there, and they still haven't repaired ours. We also have quite a few deep cracks in our frame, which they are saying that are quite normal. Being our first build, i'm really notsure what is normal and what we should come to expect. Just wondering if you've had any problems so far, with your frame especially. Dear J.K. Day 52 - Temporary fence inst 28Apr 05, 2010 10:10 pm Hi TLM - It's great to see someone else on the forum building with Zoccala, I hope your build is flowing well as ours is a bit slow due to issues with our selected bricks. There's been no work on our site for the last couple of weeks so can't wait for some action to restart. Sorry to hear you have some problem with the slab too, how bad is it?? There is a concrete thread on the forum ( use the search function on top) or you could start another thread, post some photo's of the slab and timber cracks so others might be able to help you? If you are deeply concern, email with photo's attached to the building surveyor to see what they think (I think they are the one's who is responsible if anything goes wrong) I did this when I was worried about my slab. The building surveyor sent out his building inspector to check. I talked to the building inspector and he believe it is normal but he requested the builder to get an engineer in just to make sure, at the moment I am waitng for the engineer report or signed approval. So hopefully I will receive it soon. We too have cracks in some part of our timber frames and like you are concern about it. We have some deep cracks to our bottom plate (the timber that is layed on the slab where other timber stand on) and to some studs (the vertical timber that hold up the roof/ceiling). The frames has been exposed to the rain and sun for over a month now, so I think the wet (expansion) and drying (shrinkage) combination caused the timber to crack. Just popping in to say hi, as Southies (H1 member) let me know you are using Blackheath bricks now. Saw on your blog they aren't your first choice, but we love them, and I'm sure they'll look great. You'll have to take some photo's of the brick work in the day light hours. We've just had our garage bricked, gutters installed too the brickies are doing a fantastic job, it's so neat, it almost already looks like they've been cleaned. We are thrilled with them so far. I will post some photo's up in this thread when I get some daylight ones. TLM - Thank you for the compliment and congratulation on your progress, it looks like we are at the same stage. We are getting the bricks done first then the roof tiles, I wish it was the other way around. It's good to hear that you are happy with the brickwork and how clean the brickies did it, we're still reserving our judgement until the bricks are cleaned so we can check if they laid the bricks and mortar according to standards eg. thickness of the perpends and bed joints. I'm not sure which will be completed first with ours, the brickwork or the tiles. Our SS has said that the gutters are up and tiles and other bricks were to arrive yesterday (as there was a shortage, due to the Boral Bricks plant being destroyed) Finally it feels like things are moving along nicely now Dear J.K. I had my frame inspected last Friday and I asked my building inspector about cracks in the frames and he said cracks are ok if they are not very deep cracks (straight through) that goes from one side to the other or goes diagonally downwards . We liked the little bluestone effect flicks through them, and no one else in the area seems to have the same. Just looking at your colours on your blog, very nice. We have chosen the same tiles as yours for our entry and kitchen / meals area. We have the same profile garage door, but in Dune. What is left are the window sills, some more bricking to the front porch, and the masonary blockwork column at the front of the house. It's nearly done. TLM - Great to hear that the bricks turn out how you wanted and thank you for the kind compliment on our colour selections, I hope the colours will turn out good. At the moment I notice there are some areas where the perpends are not aligned, the main ones are the alfresco area, so need to speak to my SS and hopefully he agrees to fix it. Day 117 - House walls complet 40May 11, 2010 12:17 am Bricking is nearly completed with 80% of the brickwork done to the window sill and about 50% to the facade columns. If weather holds up for the next couple of days then the bricking should be fully finished. Hi TLM - We upgraded our fascia, gutters, and downpipe to colorbond so no need for painting. I'm not sure but I believe they paint it when the painters come in so probably towards the end of the build.
