We are also building in the briars, drove down on the weekend and all of a suden 7 houses have started on our street. We signed our contracts last week with a custom builder and probably about 5 weeks off site start. We actually just paid the 5% we didn't bother with just the $2K as we hav been waiting long enough now we thought it would just be a quicker process. If we change our mind we would get the 5% back less $3K for the final plans. Oh and just a tip if you ever change something minor on your quotation estimate and they give it back to you make sure you double check everything else on there as they added random costs onto ours and if we hadn't checked we would have been paying an extra $12K for things we didn't ask for. I think the longest wait is with the paperwork i.e. going back & forth with the ammendments to plans etc. It gets better after that I second Brit's post on dropping in and having a look see at Albert Road prior to your colour appointment. It would give you an idea of what you might like etc plus you can have a think about it rather than making a hasty decision on the day of the colour selection... We were so excited to get started me demolished in Oct (would have been weeks earlier if the demolition company had been true to their word) and work didn't start on our block till May. That's a lot of rent we missed out from the previous tenants - who we moved on months before this. We were told it was better to demolish as early as possible and let the land settle. I doubt that very much and we just did ourselves out of a lot of rent. Have you heard of Golden Age Homes who buy houses and transport them off actually putting money in your pocket rather than shelling out for demolition? Fi has moved in!! Goondog, you are very correct, when you spot a mistake and get it corrected, it comes back with 2 more mistakes!! We also had a crying baby to contend with whilst we were at NBG head office!! We got there in the end, but now looking back at the paperwork there's one more minor mistake, which is no big deal, we'll just strike it out with our sales consultant when we meet him to sign the estimate. I reckon a better process would be for them to email/send you the quote estimate document (without prices -- if that is not commercially sound for NBG), then you can review the content and revert to them with their mistakes so hopefully on the day you show up the only thing you need to worry about is the final figure! We actually got NBG to give us two estimates, which were exactly the same except for one is based on a waffle slab and another is based on strip footings (stumps). Now trying to debate pros-cons of both and decide on a foundation type. Strip footing is about 10K more than slab! (Our site was nominally an "M" class, but became "P" class due to demolition of existing house etc...) Britt, how much did Demolitions cost you and what did you demolish? Happy to recommend your demolitions contractors? I've been given ball park cost-imates at around 10K by various demo coys. Sorry to hijack your thread Goondog.. perhaps I should start my own!!! Not far from the displays and until all of the houses are built we can see the town centre - I use woolworths as an excuse to go past the block any chance I get. There are so many houses popping up - sadly not mine Melissa Re: Building the NBG Buckingham36 in Laurimar Doreen 27Aug 13, 2009 9:51 pm We paid $7385 for demolition which was a early 70's AV Jennings thing that was falling apart and had a little asbestos in the bathroom and laundry walls. Whilst I didn't hate our demolishers they stuffed us around for about six weeks after we were meant to start. I felt like they got us to agree then nothing. We used Absolute Demolition. Quotes varied about five grand. Our builder said they did a good job with the site. Really ring Golden Age homes to have a look at your house. Doesn't cost a thing and might save you a lot of money. Ours was brick and I thought they'd just so no but the reason we got rejected was that it was on quite a slope. Our demolishers removed most of our trees except a massive gum which I had to pay a tree loper $1100 for. Fi has moved in!! Everything has been approved so far which is a good thing. One minor issue that the builder wants to check out is a window upstairs that potentially can see into the neighbours yard.
