We're looking for small builder as big builders dont want to build on it. Since we're new in Melbourne, would like to have some recommendation for small builder. We've been asking quotation from GMH and Rycon. Rycon seems to be on high side, without all the upgrade yet. GMH with the upgrades, looks like the same price as Rycon. Is there any other builder recommended as we want to compare, as specially builder who can build on sloping blocks. We liked the finish of their homes and they have lots of good quality inclusions. They are around 14k per square for a double storey home. Very nice though. We are now building through a private builder and he is excellent 1. He informs us of everything and makes sure we understand why. 2. About the same if not less in price compared to larger builders. 3. And we get to design our own home; our own plans. We should of looked at private builders first. We put a deposit down with Henley - but when they found out about the slope basically said no. We were pretty devastated, but after a bit of research as to what we wanted we got the site cut ourselves and are now going with PD and could not be happier - I think they did us a favour really! we have cut the site exactly how we wanted it cut and with a view to future landscaping and its great. I can't personally recommend them but my block (that I'm yet to build on) is on a big slope. My neighbour built his home through Saw Constructions and it cost him under $350K and he's got massive gorgeous tiles, a beautiful kitchen with stone benchtops, stainless steel appliances, huge showers with double showers heads etc etc. A lot of 'extras' and they designed the house for him as well. His block is a decent slope of 2-3 metres over the building area. It was a solid brick construction too. There's build and home expo, is it worth to visit to get more quotation from the builder there? The house I'm talking about is double storey & also split level - if that makes sense at all The main level is split, and then there's a garage and party room/rumpus underneath. I have no idea how many squares his house is, at a guess I'd say 25 squares main level and probably a third of that underneath, so roughly around 32 squares all up. With a slope like yours, why don't you go split level or double storey to take advantage of the slope? I had a look at the expo website, there seems to be a few builders there. Most of them I googled and had a look at their websites. I'm interested in Latitude 37. Their website impressed me. Clark says it's quite hard as building the garage itself cost 25k and asking us if we want to do something ourself to save cost.. I'm also interested with Latitude37 ,that's because they won the prize for house below 300k Tried calling them today, but noone answered, leave vm, but havent heard yet them calling back. I have had most builders say a double garage adds around 40k to the price minimum -which is why we are just going with a carport to begin with! I suppose it depends on what you want. We only got turned off clarks because I had already had my plans drawn up and he wanted to redo them "their way", and the private builder we are most likely using is ready to start in 6 weeks if we want - which is what we are working towards at the moment. From what I understand the high cost usually comes into play when you start having to dig, cut & fill, retaining walls etc. Having said that, I would assume that if you're following the contour of the block the site costs wouldn't be as high. It slopes down and we are building the Marina 42 from PD. At first we had wanted a single storey but our block is more suited to a double storey and most are double storey around us. We have views from the back of the house so wasn't an issue for us. At the front is the office which has 4 metres in front and then we will have a tiered garden so think it will look pretty and its not on a quiet road so I guess for us is that we finally looked at our block and then looked at appropriate houses - looked at split level but found that you have stairs inside and outside so not a huge difference from a double storey. Harder to get into the garage with what we have done but will wait and see what happens there. Good luck - it took us around 6 months to come to a happy conclusion to what we wanted and now can't wait to start! Is building on stumps still a viable option for new homes on sloping lots? Yes it is still available. We have about 1m of fall on our block where the house is situated and we are building on stumps. Our site cut began nearly 4 weeks ago, mind you it is a massive cut - we are up to approx $70k including retaining walls. And.....we haven't finished yet. No sign of even beginning the actual house for at least another fortnight. JL Re: any builder for sloping blocks? 19Jun 29, 2009 3:39 pm I received another response from Latitude 37 Homes, stating that the average cost to build is approximately $9k-$11k per sq, depending on finishes, appliances, etc. This is for a 3 metre drop over the building site. I don't think that's too bad a price. Unfortunately I can't formally approach them for another 12mths roughly as we don't intend on building for another 2 years. They do have a home for sale in Cranbourne South that I was thinking of having a look at.
