Browse Forums Building A New House Re: any builder for sloping blocks? 42Jul 12, 2009 8:55 am Dracosan, I emailed L37 and GMH the same day after reading of them here. I heard back from L37 the next moring and had a meeting within 3 days. GMH took about 5 days to reply to my email. L37 seem confident they can give us the house we want within our budget - only time will tell. Even if they are busy, I'd rather wait and get what we want rather than rushing into anything. We have already spent 6 months fiddling around, what's another year?? Anyway know if GMH charge about the same per square as L37? What I did like was that things like downlights and flywire were part of their standard costs. No other builder we have spoken to includes these things. Small things I know, but one less hassle. Our quotes is abt 11k/square. and like you said, L37 has better inclusions than other builder we spoke to. I have basic inclusion for gmh if you want, can pm me. Re: any builder for sloping blocks? 45Jul 12, 2009 3:11 pm Hey All, We are currently building on a sloping block in Healesville with Buzzbee Homes, they are I guess a small/medium size builder. They've been great, standard inclusions are fairly basic so have tuned it up a bit to suit... however they came up with the original custom design, took us through the permit process (yarra ranges f$%n nightmare!!) and we are now getting close to lock up stage. Price is pretty reasonable and they're really helpful. In my opinion don't be fooled by fancy inclusions necessarily, as they're not just freebies, either your build quality will be compromised or you'll be paying for it in the base price. Also, I'd forget the per square price and more importantly get a price for what you want on YOUR land. Our block is very narrow and I guess about 4 to 5m fall over envelope and Buzzbee managed to estimate spot on ie; no provisional costs!!! Feel free to mesage back if want more info, it's our first home so we've learnt a lot as was a nightmare until we found these guys! House is about 24 sq, but as I said you need to call them and discuss your requirements, we're building using a cladding by James Hardie but they'll use anything. Also as I said, I don't know our per square price remembering it's a custom design. All I know is we're getting what we want for a price we can afford. Call them, ask for Mark Brown, he's their sales guy but also does some design as he came up with our concept. Let him know you heard about our house and he'll probably be able to show you the artists impression of our house as they used it in an ad campaign locally. We've been told to 1 week, after 1 week no reply, called him back, he told us 1 or 2 days more, but no reply again. now we cant even get him on the phone, leave voice mail, call the office, but nothing.. feel a bit upset now... Mind you, my husband had to ring to see what was happening. Hopefully we will get some sort of quote this afternoon. Will let you know how it goes. There were things I wasn't happy with about our plans and was impressed that they also picked up these problem areas without any prompting. My husband has asked the receptionist to be called back twice. Called the owner the person we met first time so many times and leave vm as well but no return call as well.. I think basic courtesy is to at least return back our call that they're not read yet with the quote but none so far.. a bit frustating to me as I dont know how long we should wait. In the end, they told us they cant build ours due to capacity. what a waste of our time waiting for nothing. We approached buzzbee, so far they have been great, even want to do some sketch for us without putting any money. Some builder that may be considered. If they were working to capacity they could have let you know earlier - rather than wasting your time. However, so far our experience with them has been good. Interesting how different people's experiences can be. Hope things work out well for you with Buzz bee Homes. Let me know how you go. He just got his estimated start date. The only thing he had found wrong is they take a little long to process things, like they told him they can't start his house until October even though all his permits and everything is done and ready to go.
