Clark says it's quite hard as building the garage itself cost 25k and asking us if we want to do something ourself to save cost.. I'm also interested with Latitude37 ,that's because they won the prize for house below 300k Tried calling them today, but noone answered, leave vm, but havent heard yet them calling back. Actually, with split level, will the site cost high as well since they should follow the slope? Re: any builder for sloping blocks? 13Jun 27, 2009 11:27 am We had a budget all up of 180k for the house part - and clarks were able to do something within that? I have had most builders say a double garage adds around 40k to the price minimum -which is why we are just going with a carport to begin with! I suppose it depends on what you want. We only got turned off clarks because I had already had my plans drawn up and he wanted to redo them "their way", and the private builder we are most likely using is ready to start in 6 weeks if we want - which is what we are working towards at the moment. From what I understand the high cost usually comes into play when you start having to dig, cut & fill, retaining walls etc. Having said that, I would assume that if you're following the contour of the block the site costs wouldn't be as high. It slopes down and we are building the Marina 42 from PD. At first we had wanted a single storey but our block is more suited to a double storey and most are double storey around us. We have views from the back of the house so wasn't an issue for us. At the front is the office which has 4 metres in front and then we will have a tiered garden so think it will look pretty and its not on a quiet road so I guess for us is that we finally looked at our block and then looked at appropriate houses - looked at split level but found that you have stairs inside and outside so not a huge difference from a double storey. Harder to get into the garage with what we have done but will wait and see what happens there. Good luck - it took us around 6 months to come to a happy conclusion to what we wanted and now can't wait to start! Is building on stumps still a viable option for new homes on sloping lots? Yes it is still available. We have about 1m of fall on our block where the house is situated and we are building on stumps. You are exactly right with the cost not really being the actually house, but the site works that are required. Our site cut began nearly 4 weeks ago, mind you it is a massive cut - we are up to approx $70k including retaining walls. And.....we haven't finished yet. No sign of even beginning the actual house for at least another fortnight. JL Re: any builder for sloping blocks? 19Jun 29, 2009 3:39 pm I received another response from Latitude 37 Homes, stating that the average cost to build is approximately $9k-$11k per sq, depending on finishes, appliances, etc. This is for a 3 metre drop over the building site. I don't think that's too bad a price. Unfortunately I can't formally approach them for another 12mths roughly as we don't intend on building for another 2 years. They do have a home for sale in Cranbourne South that I was thinking of having a look at.
