I just Photoshopped our laundry to so that the theatre cupboard will be pushed towards the external wall rather than having it in the middle. We want to send him a final list of changes as we don't want to make any further changes later. What are your thoughts about the floorplan ? In my personal situation I wouldn't get much use of it considering the theatre, which is right next to it, would have the TV etc in it. You wouldn't necessarily want two TV areas next to each other. If it was me I would make the study wider and use it as a study/library/activity room, and then push the kitchen back giving you a huge open plan living area. But that's just me!! I still think it flows nicely. Well done! Overall I think it's pretty good. I love the little entrance to the study with the cupboards on both sides, something different, looks good. These are 3 main things I see potential problems with. I think the theatre cupboard is in a horrible place for the laundry. That's the laundry work area in the front of the trough and washer, and there looks to be very little room to move with the cupboard infringing into the space. It would be better to come in at the other end of the laundry near the door. Personally I don't like the kitchen. The area between the island and the external wall looks a little unusable and I hate pantries on the other side of the walkway from the kitchen itself. If it was me, I'd put the pantry in the kitchen extending to the external wall and filling in that space. Where the fridge and cupboard are... they look a little lost out there, like they aren't quite in the kitchen. But that is just my personal preference. I'm sure others will love it. The main WIR seems a little on the small side for the size of the master bedroom as well. I leave you to fend for yourself, figure things out yourself. The ensuite seems very big with lots of wasted space, I would try and work something out so that you get more room in the WIR. Is your dining table going where it says 'dining'? i.e. beside the kitchen bench? If so.... I dont particulary like the design.... Can you have the bench go right across and have the dining infront of the bench? If there isnt enough room for the dining and family in front of the kitchen, perhaps take a little space from the living, depending on how big it and what its used for. And I COMPLETELY agree re the laundry! I would pprefer to have all my storage opposite the area I would use most for laundry powders and what not. I also have a big tush, and I need lots of room to swing it about when loading and unloading the washing machine. We tried to put the cupboard on the other side of the laundry, but it wouldn't fit in the centre of the theatre room We'll be sacrificing 200mm from the garage and 200mm from the theatre to extend the width of the laundry, so movement in the laundry won't be restricted. The area between the island and external wall may get occupied by a round dining table. We're not buying a dining table as of now, as we're waiting to see what we can do. We love the WIP location as it reminds us of PD's Bardot. The location of the fridge and cupboard is a bit similar to M3tricon's floorplan (can't remember the name). We will once we move in and see where to place the table I was thinking it would be good to have more bench space. I wouldn't restrict bench space on the off chance that a table will fit in there. What is the distance from the bench as shown to the window? It doesn't look that big to me, especially when you take into account the need to walk comfortably around it. Will you have eaves? Maybe you could push the en suite out to the edge of the eaves to give a little more space in the WIR? (I'm wondering about the toilet too.) Its the one thing I got load of and and completely please with it. WIRs need to be bigger in master bedroom I think you could do something bigger in the kitchen for your pantry too- could you extend on where it is and make it a corner one? In your laundry, put the sink against the the window, get rid of the standalone trough unit and extend the bench the whole way and get a washer that goes under the bench. good luck, Anthea Re: Final floorplan suggestions and feedback 16Jun 24, 2009 10:07 pm My thoughts do you really need that waste of space that the wall / hallway to the bedrooms takes up? Be better to put a door down that way to close off the bedrooms and get that hallway space back. Long walk from the HT to the bathroom if you need to do that during a movie? HT is too close to the main bedroom - noise etc will disturb you. Be better near the lounge room. Wheres north to get the rigth warmth where you need it? My thoughts Steve Re: Final floorplan suggestions and feedback 17Jun 24, 2009 11:42 pm I dont think the HT is too close to the main bedroom - our lounge room where we have our TV, so HT if you like, is directly across the hallway from our bedroom, as long as doors are shut on both rooms, it is fine if one person watching TV and one sleeping. I dont think its much of a walk from the HT to the main toilet either - just straight up a short hallway, turn left and there you are How close do you need it?? But I do agree about the concerns re ensuite toilet - I have never been keen on doorless ensuites but to each their own, however if you are saying it is impractical to use it then you might as well not have it at all And it is a fair hike to main toilet in middle of night if you dont use the ensuite toilet I dont understand why you dont just put a sliding door on it - or a hinged one if it will fit? I have to agree! I would change the ensuite to Erin's plan (nice work Erin!), forgo the long windows in there (why do you want them so much if they only face a toilet that won't be used?) and just have some long high ones above the mirror for natural light. Re: Final floorplan suggestions and feedback 19Jun 25, 2009 9:47 am In regards to the kitchen bench and table, I hate to say it but unless you are doing your kitchen after you buy your dining table then you cant really wait til you have moved in to decide. not many cabinet makers will come out and 'add' bits to an existing kitchen, and if they do you will pay a pretty penny for it. You need to decide this before. Go and look at dining tables the you fancy and get their measurements and see if it would comfortably fit in the space you have (allowing room to sit and walk around the table to serve food whilst people are sitting). Otherwise, you may end up regretting not doing the research beforehand.... And sacrificing wardrobe space for a toilet in an ensuite thats using up all the room and wanting a floor length mirror seems a little silly! I like the design erin did, why not just add another window (floor length) opposite the ensuite entry? I dont know.... but I think you should work on this more to increase the WIR.
