For what we wanted, it was going to cost us a small fortune. We would then most likely have to add $100K on that in reno costs to get exactly what we wanted. We knew what our existing house was worth, and would still have to pay stamp duty, agents fees for selling, stress of selling, stress of buying, etc. Wasn't worth it. We looked at renovating our existing house, but nothing seemed suitable, and we felt anything would detract from the street appeal it had and we would still be left without a double garage, and end up with a house that didn't flow and had an old bit 'here' and a new bit 'there'. As we pretty much owned it outright, we kept the same land, got rid of the impractical, tiny house and built our dream home. It will work out to be much cheaper, our choice of colours, and the same neighbours we have known for 12 years! We have over capitalised at the moment, but we plan on living in it for at least 25 years. I would probably never build again, but for us, it was the best option. Henley - Wilshire Mk 3 ... My brother has just bought an established house about 10 minutes from where we are building and has paid a little more overall than we have and its smaller, about 25 yrs old and in need of some major cosmetic surgery lol so we thought it was a much better option to build and then I can pick how I want it to look! Then the grant became more generous so we decided that for less we could build and get exactly what we wanted. All the homes that had 3 br + study and 2 bathrooms were out of our price range. Compared to buying an existing home. - ability to tailor the house to our very specific needs (i.e. elderly parents living with us, big garage and home theatre for myself, a front office/lounge area for our business). We spent ages looking for exactly what we wanted in an existing home and after 6 months of looking we gave up and decided to build. - it's always something we've wanted to do. Handover - Aug 10 Re: What were the Main Reasons you decided to Build ? 31Jun 25, 2009 12:15 pm I prefer older established of the 20s-50s era mainly because of their character which I think is lacking in a lot of newer homes and the established neighbourhood feel (not so much a reason to buy established but I feel it's one of the added advantages). The main reasons I built new were; * In the older area of Newcastle I wanted to buy in an establised 3 bedroom weatherboard house that would need some work cost as much as my block of land and new 3 bedroom brick house. (and that's not taking into account the difference in FHBG). * $24,000 vs $14,000. No Brainer there. * Ability to build exactly what you want from the start rather than having to extend/refurbish which could cause big problems in an older house (asbestos, rotten timbers, ******* original build quality etc). I got lucky though finding a vacant block of land in an established suburb though, if it was a choice between buying established in a part of town I wanted to live in or building in a new housing estate 30 minutes drive from the CBD I'd choose the former. That comes down to personal taste though. In our case, the gst was more - seems the govt gets you either way, in one form or another. Then again, we didnt have the benefit of the FHOG which must alleviate some of the pain of the gst. No, I didn't consider GST v's stamp duty etc because it would be virtually impossible to do a like for like comparison. Eg comparing apples with apples. How did you do the comprison? Did you factor in the impact GST had on: - Residential property prices *would possibly be lower if GST wasn't introduced - Stamp Duty % *would possibly be higher if GST wasn't introduced - Construction costs *hard to say I basically ignore the concept of GST and say 'the total house build price is the total house build price'. I guess I was just coming at it from having spent the day getting quotes, all of which were given to me exclusive of gst (v annoying as you have to add another 10% in your head for those jobs which are not cashies( - so another tangent altogether, I guess. We are building because our number was picked out in the land ballot! that's it! no other reason...I mean we wanted to own our place desperately but didnt plan much.... The plus points that came with it were 1) saved on stamp duty (paid around $300) 2)cheaper to build 3) I'm fussy,too...the feng shui has to be perfect! 4) FHOG 5)even though there have been several land releases in the ACt,it's still very difficult to buy land without the land+house deal... In Vic at least, with the GST on construction (and possibly a portion of the land?), infrastruture levies, stamp duty on land, and any others?, the taxes/levies on a $400k new house/land would run well into $30k. Its pretty scarey when you think about it! Given that we decided to move to a small country town the odds were even smaller of finding what we wanted established. and this way we get a new build. yippee. We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing.
