Re: What were the Main Reasons you decided to Build ? 2Jun 24, 2009 5:23 pm Because I had a limited budget, so I had the option of -A 10 year old, 3x1 home in a neighbouring, slightly older suburb to where I am building or -A brand new 4x2 home in a brand new estate for the same price Plus the the FHOG was larger and you get to choose everything yourself (although sometimes I wonder if the latter is more a curse than a benefit) The thing that initially really held me back from building was the timeframe, I wanted to do it all NOW, but then I looked at the bigger picture and realised this was the best route for me. I'm very happy with my decision!! We bought established 5 years ago and the place was filthy and even though we scubbed it all, I have never been able to shake the feeling of living in someone else's filth. Re: What were the Main Reasons you decided to Build ? 4Jun 24, 2009 5:38 pm We would have bought established if we could have found something we liked but the only houses in our price range were too small, 3x1's, run down, needing renovation or updating and we just couldn't do it. DH is not a handy man and it would have cost too much to pay tradies. Basically as some have said, why buy an old daggy house when you could get a new 4x2 in a new suburb, and build it to the design of your choice. Sure it ends up being more work than you expect in the beginning... but it's all a good challenge to finish it off and a worthwhile experience. Well I"m sure I'll look back and think so one day anyway. I just got my back yard "grassed" yesterday..after a year of living with sand... it's a process. Re: What were the Main Reasons you decided to Build ? 5Jun 24, 2009 6:11 pm A couple of reasons we had: - Can customise exactly what we want, plan + selections + landscaping - Wife has particular taste that is hard to find in established houses - Everything is brand spanking new - Is cheaper than a comparible house in the same suburb. Perhaps by $50,000 (excluding stamp duty). - Stamp duty in SA is quite high which further widens the gap between build / established price (add $30,000) - I enjoy the time outside turning the dirt into a garden - something different from the daily grind in the office Re: What were the Main Reasons you decided to Build ? 6Jun 24, 2009 6:30 pm Because all we do in this country is work. Everything else in the area for established houses were only about 40,000 less than building. So we decided it was worth the extra 40k to build. That way I get exactly what I want <**hands on hips**> And it feels more "our house" in a silly way. Agree with the "it feels like it was meant just for us" sentiment. no one else has lived there. Whilst I'd never buy a new car, it must be nice to have that 'no one has ever driven this before' feeling. Thats what you get with a new house I think! Gone from 630sqm to 4460sqm 2) We wanted to feel like we were away from everything yet still close enough to work 3) The quiet area we built in originally has become too busy.. 4) Got sick of rentals starting to pop up a little too much in our previous home and besides once you have built before, I don't think we would be happy with second hand house. Problem was we absolutely love our current home - we (ok I ) just don't particularly like where it is located anymore. I have dragged my partner out looking off & on for the last 3-4yrs I reckon - we made a few half hearted offers on a couple of places but nothing really really grabbed our hearts. We were waiting for the same 'walk in & know this is it feeling' as we did with our current home but it just never happened. One afternoon I was (apparently) having a loud discussion (tantrum??) about not being able to find anything else when a friend called in & suggested we build......we found some land & the roller coaster left the platform lol. Reckon it will turn out costing around the price of an established place but it will be our perfect place when it is built. I knew that no matter how nice an established house might be there was always going to be at least a dozen or so things that l wouldn't like and be able to live with. I knew that there was no chance whatsoever that l would ever find the 'perfect' established home. - The cost was another major factor. To buy something established in the 40sq range we were looking at around the $500k+ range....then add stamp duty on top that ($27K+). Pfft, bugger that. - Moving into someone else houses l don't think l could ever shake off the it's not mine feeling nor the history and energy that's been embedded in the home from previous occupants...You don't have that with brand new homes. So by building l get to design everything in my house exactly how l want it, it's brand spanking new and more importantly we don't have to spend half a million or more to do it! Only paying stamp duty on the land and not the house was a big plus too. We could build for cheaper than an equivalent established home was going for. We felt we get better value for money when compared to buying an established home Established home is more stamp duty and issues which may rise which we do not know till we moved in. Not to mention renovations 2. First time we built and sold the house after 10 years - felt it sold quickly and did better than a lot of homes around us - felt this was all th ethought that had gone into the build 3. Love a new home feeling and customise to what we like 4. Wont do curtains garden and all upfront - saves some $$ - Do it slowly and enjoy doing it - so finally get what we really love Guess all of it comes at a price - time and more time and effort and research and frustration and rage and ..... Re: What were the Main Reasons you decided to Build ? 19Jun 24, 2009 9:30 pm I'm building because after 1 year of looking for an established house to purchase, I couldn't find a house that is the right size, right layout, right location and at a reasonable price. All the houses I looked at didn't come close to my target, often failing on 1-2 criteria, and wasn't real good on yet another of the four criteria. By building, IMO I'm compromising on the "reasonable price" criteria. To get it to the size we would need to and have it exactly as we would like, it was cheaper to build. No matter what we did it would still be an old house that had cost us more than a new one. We will now be having a brand new house in a brand new suburb. The new house will be 3 X larger than our current one, and we can have everything we could ever want in it. Plenty of room for all of us.
