I guess I was just coming at it from having spent the day getting quotes, all of which were given to me exclusive of gst (v annoying as you have to add another 10% in your head for those jobs which are not cashies( - so another tangent altogether, I guess. We are building because our number was picked out in the land ballot! that's it! no other reason...I mean we wanted to own our place desperately but didnt plan much.... The plus points that came with it were 1) saved on stamp duty (paid around $300) 2)cheaper to build 3) I'm fussy,too...the feng shui has to be perfect! 4) FHOG 5)even though there have been several land releases in the ACt,it's still very difficult to buy land without the land+house deal... In Vic at least, with the GST on construction (and possibly a portion of the land?), infrastruture levies, stamp duty on land, and any others?, the taxes/levies on a $400k new house/land would run well into $30k. Its pretty scarey when you think about it! Given that we decided to move to a small country town the odds were even smaller of finding what we wanted established. and this way we get a new build. yippee. We hired Darbecca to do every stage inspection, and I strongly recommend them to anyone that asks me. They were amazing.
