Browse Forums Building A New House 1 Jun 22, 2009 4:40 pm So we have just sold our house in Marsden, 3 bed 1 bath single lock up..we moved in with 1 child and moving out with 4!! Yeah, kinda squishy! Hubby and I fell in love with the Hamilton about 12 mths ago and are hoping to make the "dream house" a reality. We have a block of land on hold at Pac pines subject to pricing.... hope its in the budget!! Coral are emailing me with a quote tomorrow. Fingers crossed. I have already made the following changes.. * close in study for bed5 with a robe *squared of meals *alfresco to meals & games*extended games out to the side 500mm * closed games room in, with linen cupboards to the hall. So i discovered this forum .. and already i have learnt some things.. and picked up some ideas for changing the plan a little.. ha!.. just a little!! Its exciting, but oh so scary at the same time.. so i am open to ideas, advice, and supprt for this whole build process which is new to us.. We are also only new on here & also building a Hamilton (252 as we cant fit the longer 278 on our block) at Pacific Pines - ha wonder how close to us you may be? Our land was in the last release ( I think) & settled just over a week ago. The knowledge on here is amazing & everyone is keen to share their ideas. Re: Waiting for land at Pac Pines to build Coral Hamilton 278 7Jun 22, 2009 9:22 pm hey OMG we will prob be neighbours lol.. we have a block down wunburra on hold.. 750m2..they arent priced yet so may have to downsize if comes up too expensive..should know within the next 2 weeks. i cant believe the amount of info on ur topics/pages wateveru call them.. i have pinched OMG's back bedroom idea all the way to eaves and the cupboards idea in laundry.. i think i will be asking OMG alot of questions since u'll have the same covenants etc as me to work with.. im also now reworking that front hall/garage door area.. too many great ideas.. just looked at bricks, ive decided i like the smooth finish in somekind of colour that blends well with the 'buff' mortar.... i am so bad i gotta slow down havent even got the land yet! but fingers and everything else are crossed!! Hmm not that far away - we are over on McAuley - not too far away - we can peek on each others progress I know the feeling about having to slow down - told partner tonight I am over going around in circles & we haven't even done soil tests yet lol!! Fingers priced they come up with a good price. 750 is a nice size too - ours is 681 so a bit smaller. We went for a drive down Wunburra today but couldnt pick any blocks as new releases - or maybe we missed them while head spinning looking at colours & bricks & driveways lol. Cheers Kim Re: Waiting for land at Pac Pines to build Coral Hamilton 278 14Jul 22, 2009 6:43 pm hey there!! yes kim good news, we signed our contract on sat just gone.. our block is in that fenced off area, its 772m2 and is 25m wide x 35m deep.. its was a lil bit more $$ than we hoped, but will mean i have to cut back on some things.. and we will have to organise our own carpets, tiles, drive and blinds, so we can save a few bucks.... but the bad news is, its not going to be registered til september sometime...argh! so what happens now?? September sounds like a long way away, but when you need to get to contract with coral it's not at the moment i think it's taking up to 6 weeks for some people to get from intial deposit to tender...so use the 2 months you have wisely, get all of changes and mods picked asap and start choosing your colours etc have you paid your intial deposit yet? Once you sign off on your tender letter it will take another 4 weeks or so to get the final plans & the contract (this bit is so exciting ) as soon as you have your contracts docs call the finishes lady to book in your appointment, and book in with the tile place aswell - i have found that my council application went through so quick that now i'm only waiting on the bank and me to do my finshes appointment tommorrow once you've signed your contract it should only take a week or so (as long as everything goes smoothly ) for coral to submit docs to the private certifier and the council...and once your application is approved it should be 4- 6 weeks to the start date (this bit is where i'm waiting on the bank ) and then....YOU BUILD!!! Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish.
