Shame about Sept registration but not to worry it will come around before you know it I love your changes We did some similar changes to you, happy to give you some idea on prices if you're interested? Can't wait to follow your progress. Good luck! Re: Waiting for land at Pac Pines to build Coral Hamilton 278 23Jul 24, 2009 9:33 am Hey neighbor -welcome to the neighborhood! One of the guys I work with is looking at the blocks where you are too - nice area. Cool changes to the plan - isnt it a great house - so many changes can be made to make it suit everyone! Is that a 3rd toilet you have put in near the WIR? We havent sold our current home yet so I reckon you will get a start before us so will be keenly watching your progress (and doing many drive bys) Are you dealing with C0ral at the Pac Pines display? Cheers Re: Waiting for land at Pac Pines to build Coral Hamilton 278 24Jul 24, 2009 9:08 pm thanks 4 ur comments ... kim, yes thats another toilet in the hall next to WIR have to say thanks to Renee 4 that one, i pinched that idea from their plan, but had to figure out where to put it cos we need the study as a 5th bed and i wanted its robe to go in hall... at the moment im swapping standard kitchen for the stradbroke kitchen with Walk in pantry... but maybe renee u can give me an idea of what ur kitchen changes cost, cos i like them too!! iam also thinking about losing the bath in the ens, making shower bigger and double vanity. anyone done this yet?? .... we are dealing with RM at Coomera, has been great has already given me 2 revised quotes with all my changes.. so now just playing the waiting game.. and im an Aries, so patience is not one of my best qualities!!!!... Hi Lyse, Glad you liked the 3rd toilet it's an excellent idea I think where you've placed it is perfect. In regards to our kitchen, there are a few costs like extra cupboards, benches etc but all together (not including the wall oven upgrade which we have since decided to remove), it cost about $1160. Not bad I think, but I had a look at the Stradbroke kitchen and it's really nice too and it could be a cheaper option to just insert that one? The walk in pantry would be great! In regards to the ensuite I believe lostcause is making those changes here is a link to the plan (only basic electrical plan) but you get the idea. http://1.bp.blogspot.com/_P2NK0GJlSdI/S ... mplate.jpg The waiting game can be a bit boring at times but I just try to concentrate on other things like colours and finishing touches Hope that all helps Re: Waiting for land at Pac Pines to build Coral Hamilton 278 26Jul 24, 2009 10:20 pm thanks renee. . . apparently it will cost $902 to bulkhead out to eaves (cos stradbroke wont fit otherwise) and $849 to switch kitchens from ham to strad... and thanks for the pic thread.. all these ideas are being added to my "house ideas" file which is increasing rapidly!! Re: Waiting for land at Pac Pines to build Coral Hamilton 278 28Jul 26, 2009 8:49 am Congratulations on your land purchase. September will be here before you know it. I love all the changes you've made. With regards to ducted air it definitely seems you can get a better option dealing direct with the air con guys yourself. We haven't actually got it quoted properly yet but I know someone else who's doing the Hamilton got a quote for around the $11k mark. Re: Waiting for land at Pac Pines to build Coral Hamilton 278 30Aug 02, 2009 7:48 am I called a couple of air con places randomly from phone book. Gave then the basic size etc of the house & they were all around $11- $12.5 so we too will be arranging our own aircon. Cheers Re: Waiting for land at Pac Pines to build Coral Hamilton 278 31Aug 02, 2009 9:08 pm ok so paid my $1700.. now just have to wait see how soil tests go, im scared i dont want site costs to be ridiculously high... anyone else in pac pines had soil tests done?? Re: Waiting for land at Pac Pines to build Coral Hamilton 278 32Aug 02, 2009 9:24 pm congrats on paying your deposit lyse not sure about pac pines, do you think your block has much fall? or fill? to give you an idea, i have a 600mm fall over the site, MP class slab with suspended under slab services required, no fill (but a cut and fill required to level site) and my site costs came in at just over $8000.00 when my budget had been for $12,500.00, so pretty happy with that 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Waiting for land at Pac Pines to build Coral Hamilton 278 34Aug 05, 2009 1:48 pm Lyse ok so paid my $1700.. now just have to wait see how soil tests go, im scared i dont want site costs to be ridiculously high... anyone else in pac pines had soil tests done?? We had ours done week or so ago - they originally guestimated $17k for site costs - had soils done which came back as M/P but with a higher wind rating required? SC reckons $17k will be about right. Funny that - the original $17k allowed for extra piers for a pool close by but now no pool but 'wind' will still keep the cost up around $17k....(there goes my paranoia again) Cheers Re: Waiting for land at Pac Pines to build Coral Hamilton 278 35Aug 14, 2009 9:06 pm OMG... i frikkin nearly fell over when i read ur site costs... that is crazy.. im holding my breath.. we have guess-timated $12.5k... my friend built with stylemaster about 20 houses away from my block (on wunburra also) her site costs were $5k.... i wonder why such a huge difference... this is the part i dont like... 3 weeks we've been told to wait for soil test....... congrats on tender letter.. Are we supposed to get a copy of the soil test I wonder? I agree site costs are crazy! they seem to me to be one area which is open for manipulation? Ok so what is actually included under "site costs"? Tender letter shows; cut & fill 3683 slab 6464 piering 262 (even tho we said no pool) power connect 569 stormwater connect 558 drive cut & reinstated for stormwater connect to street (whatever that means) 400 W41N N3 wind rating 2506 total 14 442 better than 17k but I am pleased we have an almost level block! Cheers Kim Re: Waiting for land at Pac Pines to build Coral Hamilton 278 37Aug 15, 2009 10:15 am Hi, We are building in Coomera and our site cost come to about 15k, which is pretty much what they said they would be. Wish was a bit cheaper buy hey ho, pretty much not alot we can do about it. We have been getting quotes for pools and a couple have said to us that pac pines can be rocky in parts (blue stone or something). It is one area that you don't seem to have alot of say about and you have to go with it. Re: Waiting for land at Pac Pines to build Coral Hamilton 278 38Aug 15, 2009 4:13 pm i'm building in fernvale - my original "guesstimation" for site costs (based on another job they had going in the same estate) was $12,500.00 - in the end they only came to about $8500.00 i suppose until they get someone on site, they really can only guess at what the costs may be - and i'd definitely rather them overestimate and tell me straight "it could be around $12,500.00, rather than say "oh it'll be around $5000.00" - then i would be ** off when it came in higher 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Waiting for land at Pac Pines to build Coral Hamilton 278 39Aug 27, 2009 4:52 pm ok so soil test arrived in mail today... site is MP, wind rating rating N2, site cost code is 2...whatever that all means, now waiting for tender letter. approx 3 weeks away.. still want to make changes to our plan though, will probably go with the standard kitchen layout with a few changes rather than change it to the stradbroke kitchen to conserve a few $$ .... im holding my breath for site costs though! Re: Waiting for land at Pac Pines to build Coral Hamilton 278 40Aug 27, 2009 6:12 pm Don't hold your breath for the full three weeks will you I'd rather be told it be higher than planned and if they tell me it's less, I would be chuffed to bits. For us it came back about the same as estimated Best of luck Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck. And yes any builder… 2 13745 In Qld it is a requirement that a builder must have a cost breakdown, for building a home to the same specification, with the same inclusions and the same finish. So ask… 1 1766 Thank you so much everyone. This all makes a lot of sense. I guess when you talk to a builder who butters up everything to look very polished, you get to start believing… 7 17511 |
