Our land is a clear, flat block and our site costs plus council and statutory authority requirements came to almost $40K so I think you might need to allow for a bit more when factoring in flooring, driveway, etc. Don't take my word for it though! I don't think you could do it for $200K. You also have to consider site costs (ours were $19K for flat block in established area) plus BASIX/council (Again ours were $9K). Probably $10-15K for flooring - budget carpet & tiles. Window furnishings.... ? Don't know about driveway or front wall costs. Downlights are $100 each through Masterton. We've been told to allow $3-5K for electrical. Don't forget the cost of the actual light fittings themselves. Depending on where you are in Sydney you may also want to consider aircon, extra insulation etc. There may also be a cost for a facade unless you're happy with the traditional... I think at least $230K. I think at least $230K. I budgeted $3500-$5000 for site costs, (flat block) but in the end I was charged ~$750. (woot!) This was unexpected, so maybe I was super lucky. Basix was $4500-5000. My carpet was $3500, but I still have to select wood or tiles for the other areas. I've had quotes for timber laminate at $4500ish, so my total flooring will be $8000. That said, my house is 21sq inc garage. My downlights cost $70 for the first one (as un upgrade from a standard fitting), then ~$120 per additional - so a 4 downlights would cost $70 + (3x$120) = $430. As a comparision, a workmate spoke to the electrician on site and payed $15 per light install, plus $20? for each light fitting. Saved himself heaps, but thats because he has an easy-going project manager and builder. $40k for essentials and a few upgrades sounds possible to me, but you'd really need to sit down with the builder and discuss your options. Approaching 20 weeks over contract this Thursday, this is after the building contract time of 26 weeks + 5 weeks for industry standdown + days for rain. Very disappointed at the lack of feedback given, even at this stage of being 19 1/2 weeks over contract. I can honestly say I wouldn't build with them again. The building has dragged on and on, and what they term as "small minor issues" still haven't been fixed. Hoping the house is finished very shortly, but thought I'd share this with anyone who's thinking of building with them. ie. Make sure a penalty clause is well written in. The other issue was that items in the mansion package were simply not installed and an alternative product used with less warranty. No consultation, no advice, just noticed these changes upon the inspections. Prior to building with them, had always heard all good stories, but certainly wouldn't pass on any personal recommendations myself. Be careful with the tender pricing, if it goes over 180 days, the price may be lifted by $3300 and other site costs such as dirt removal and disposal of around $4000 may be added on too. This occurred for me after the council approval, but we came to an agreement on these items afterwards. YDG, I agree that it should be possible but I wanted to give some idea of quoted prices (we're building with Masterton). Garbage (interesting choice of name) I probably over estimated for floor coverings, it will depend on floor size and preference for coverings. You could also probably get away with standard electrical but that would probably depend on whether you planned on living in it yourself or renting it out / selling it! I presume there will be some kind of decking or pergola or something running along the meals kitchen and dining and that alone will be a bit then you still need to allow for the rest of the yard!
