I'm pretty new to these forums, but seams quite a few people are building at the new LWP "The Glades" at Byford estate. I'll start the introductions I'm Troy, building The Festival from Blue Print Homes. I've bought one of the blocks in Hoffman Way . All my finance is sorted, and contracts signed. Plans are with council/LWP until this arvo, when they were rejected due to not having eaves around the entirety of the house. So they're being redrawn and resubmitted next week! So far the estate looks like its going to be great! Liking the shopping centres and schools that they have planned. Can't wait to move in!! oh and wave to everyone from the porch! Yes the estate sounds like it is going to be nice. I really hope they manage to achieve it. Re: The Glades @ Byford WA 4Jun 19, 2009 6:32 pm eaves aren't a keystart requirement.. atleast it's the first I'm hearing about it and our sales rep went over every bit of the design explaining everything.. only keystart requirements based on design that I know of are floor coverings and window coverings, as well as minimum m2 for living area and minimum m2 for garage or carport.. or something like that.. never seen eaves mentioned.. The one with the helicopter tours of the area..? It's been entertaining reading through everyones threads and seeing the photos! Thing's for me are slowly progressing. All the finance docs are sorted and signed off, plans have been approved by LWP finally after 3 attempts. Prestart completed about 2 weeks ago, and i received the final plans for review and sign off yesterday. I spoke with Serpentine/Jaradale shire on Thursday to find out where my plans were at. Apparently they've been referred to a senior planner, when i asked why i was told it was because there were trees on the block that might need to be cleared! Being that the block is completely sand with no trees i'm a bit puzzled why? Anyone here had that happen? I'm hoping that council approval will come through soon as all this waiting around is getting pretty boring! I've run into a few things i'm curious about what everyone else is doing. Storm water drains - i've had conflicting reports about what actually has to be done here. Do i still need soakwells? or are all the down pipes run straight to the storm water system? Smart wiring - Again i've been given the run around by both the builder and the developer. The builder has included a "smart wire" pack which basically just involves 4 conduits and a double GPO... they recon the developer will do the smart wiring. Which i'm sure is a load of crap! haha. I've got a letter in the post from intelligent homes stating they were the approved installer for the estate. Has anyone dealt with these people? What are they charging and for what? I'm able to do most of the data cabling myself, and i intend to do so. I basically need the antenna point and the phone point hooked up. Look forward to hearing from everyone! I've always liked Byford Central and have visted a number of times. I can still remember wandering through the first few homes under construction in the estate. It's really kind of cool driving past now and seeing the finished houses with gardens etc. Mr Gum i think you would have fitted straight into the red gum brook estate around the corner in Byford haha! Was asked at prestart whether we were telstra velocity estate said yes and what needed to be done in regards wtih that. She put in conduit points where we chose and thats about it. Now I get a letter from intelligent designs with them needing to do it. I went and saw them and apparently if it was in contract or at prestart put in they could of come onsite and do it all before handover. As is they can't till handover. They also have a list of what the builder needs to do to make it possible. So yes I am missing things as well. It starts at about $1000 and then the next package up is $3000 She said its all a bit new for builders and them so they are all learning.. great. It seems a nice little estate. I drove around it today, and to check out the activity around my block. Where are you up to in the process? We will be settling on the land in about 4 weeks, Pre Start end of October, so no slab for at least 4 months.
