Browse Forums Building A New House 1 Jun 17, 2009 11:19 am Hi everyone, I'm in desperate need of all your advice and/or knowledge!! I am currently building with h3nl3y and would like to think we are ALMOST done building.. tiles are now underway so there is not too much left to do.. Our problem though is that we upgraded to stackstone on the facade with a 520mm return around side. They only did a 450mm return. After discussing this with the ss he says the actual floorplan says 450mm side return so all is fine. But our side elevations says 520mm side return which is what i was going by. If there is contradicting information in working drawings such as this, is the actual floorplan more important or do they have to do it as what my side elevations say? Do i have a leg to stand on if i want them to do the 520mm side return?? thanks in advance for your guidance Re: ADVICE NEEDED - contradicting information on floorplans 2Jun 17, 2009 11:24 am I would argue that they are legal. Elevations and floor plans together form the working Drawing. I think it is obvious they have done a mistake and if you have reason to believe it will look better at 520 i would argue the case. Re: ADVICE NEEDED - contradicting information on floorplans 3Jun 17, 2009 11:48 am Hi Borg, thanks so much for your quick reply. The issue is a little more complicated than what i have let on but i dont know whether to complicate things by telling the whole story.. They were meant to pack out the stackstone 30mm with plywood or something which they forgot to do before putting it on.. now there is all holes and you can see into the brickwork because they didn't do this. (if you look at the pic ive attached you will see the green paper) but the good thing they did was put stackstone around the window which was only meant to be painted fibre cement cladding. They are going to need to pull off all the stackstone to fix and I want to argue that because the side return is not the 520mm as specified in the side elevations, i want to keep the stackstone around the window to make up for the return not being as much as it should have been. Meeting with ss and construction manager is schedule for tomorrow afternoon. Just tried to attach pic and it says sorry the board attachment quota has been reached.. i tried making the file smaller it still wouldnt work.. now you'll have no idea what im talking about haha Re: ADVICE NEEDED - contradicting information on floorplans 7Jun 17, 2009 2:20 pm Samira, Did you have the stackstone quoted seperately. Were the dimensions on the quote or on your contract, Have you signed anything that has the 520. I would say if you have signed off on the 520 somewhere bring that with you to the meeting. Re: ADVICE NEEDED - contradicting information on floorplans 8Jun 17, 2009 5:06 pm borg, im not sure what 'sarking' is but it looks to me to be the paper they wrap around the frame before bricking. gweluphome, i beleive the only place where it says 520mm return is on the side elevation drawings which i would definately have signed. i would also have signed where it says 450mm on the floorplan though too. they obviously have to rip it down and re-do it but i want to use the 520mm return to negotiate my way to keeping the stackstone around window (which i shouldnt have had) instead of the painted blueboard. im not asking they rip down the brick to make the return bigger. that sounds reasonable right?? Re: ADVICE NEEDED - contradicting information on floorplans 9Jun 17, 2009 5:25 pm Hello! I was talking to someone a few months ago who'd just finished building their home. . . they had a problem with the plans, where they'd asked to move the downpipes from the front of the house to the side. . . the builder agreed . . . the drafter carried out the change, but only remembered to change one of the drawings (I can't remember if it was the plan or the elevation, though I'd imagine that they changed the elevation as it's the one where the error would be most noticable.) The house was built with the downpipes at the front of the house, and when the owners complained, the builder said that they'd gone off the drawing that hadn't been changed. . . the owners argued that the drafter hadn't done her job properly, but the builder said it was the owners' responsibilty to check all drawings and documentation thoroughly before signing it off, and as they'd not picked up the error it was their fault. Seems that we're all supposed to know how to read drawings now! Not sure if this is much help for your situation, but it's a lesson to us all to have a good look at all the drawings before we sign off. Re: ADVICE NEEDED - contradicting information on floorplans 10Jun 17, 2009 6:33 pm Hi Samira, contradicting dimensions are pretty common on plans unfortunately. They would have used the floor plan to box the slab so the dimension on the elevations wouldn't have been seen most likely. As a general rule the external dimensions on the floor plan take priority over other conflicting dimensions, this isn't to say there in the right but it does happen. 0 4982 We are at the stage on our build in Kilcoy, Queensland where we need to get our fencing installed but we cant get any contact details for our neighbours to give them… 0 6159 Hi All, I engaged a tradie to install concrete retaining wall 600-800mm high over 32 meters in Victoria.
