We are building with Celebration homes and so far things have been good, few minor little hiccups but nothing too major. We are building the strand with the house pulled full forward and to left as setback allow to give us more rear space for yard/alfresco or future rooms. I'm currently investigating this a bit further as we have been given a C2 detail on a S class lot. I'm more than happy to post up the soil report and the siteworks breakdown from our contract. We have budgeted 14,600 for our site works so hopefully it doesn't go any more than that.

I don't have any provision for rock removal or hard digging But otherwise you should be ok, depends on your builder and whatnot I guess. What street are you on? I suppose lucky for us a bit that byford is a bit drier I think, or less reactive clay than brookdale.. Have you got a full itemised costing, so you can fully see how it's going to cost you 20k? Hmm I asked how they came up with the figure and they told me because its clay thats why its so expensive. I havent been given anything re costing. I have the soil report though. Glades is going along well.... much quicker than 'Byford West' which hasnt had anything done, even though plots were being advertised when we started looking..way back in '07. Still waiting for someone to come on here thats building in my estate.... we have a lot of houses going up around us now, but noone on here that I know of. Then right before the slab goes down they do a proper site survey (apparently ) and send you out the itemised costing. I can't for the life of me figure out why there is so much difference with all the HBC people I've read about and little ol' me with celebration. We got a itemised listing after the soil test with only a couple of understandable provisionals, and even those provisionals where what I would call realistically capped.. eg: They might say that earth works should REALISTICALLY cost say.. 4 grand.. so they'll charge you 5 grand.. if it comes in less you get the change.. if it's higher than you've already budgeted..
