The company that owns it is Central Equity, and they advertise heavily over here, and no doubt in many other asian countries. They advertise daily in the newspapers and have online ads everywhere. They have regular information sessions here where they talk about negative gearing benefits (for those planning to move to Australia) and so on. Because they target foreign investors, they can get away with overpricing the land, as their target audience doesn't have anything to compare with. Central Equity is also the company that got written about in The Age for manipulating the market for their apartments, which once again they market heavily overseas. As for the staff member I spoke to at woodland waters - only interested in one thing, making the sale. Total lack of interest in us and what we wanted. Hawkstowe + Powerlines + Price = doesn't add up. MV is gorgeous if you are prepared to drive an extra 4 minutes. Camalda might be OK, it's definitely close to plenty of facilities. The blocks facing onto Gordons Rd wouldn't be great - schools and childcare centre opposite. Plus if you don't like powerlines..... they run right through the middle of the reserves.... We ruled out Mill Park Lakes early on, hated the feel of it after looking at dozens of blocks and houses for sale. Powerlines everywhere you looked, giant water tanks, difficult access in and out, and a horrible mish-mash of house designs. Blah. Don't know if Camalda has design guidelines? As for Hawkstowe (or anywhere else for that matter), if anyone's silly enough to buy a block near the powerlines, that's their look-out. We didn't, and can't even see them from our place. And we should be an adequate distance from them to avoid any brain-frying radiation. Like I said, it's about what suits your needs. MV may be a 4 minute car trip, but my kids don't drive. And it's a good 15 minutes by bike. That adds up to an extra 30 minutes a day commuting time for my husband. Plus for a cyclist, the less time you have to spend on Plenty Rd with those maniac drivers, the better. Every time I drive into either of the Stockland estates, I feel at home. None of the others do a thing for me. I wonder what exactly that's about? What clever things have they done to make the main entrances so appealing? Anyone got some ideas? If you look in the local leader, the pull out real estate section shows what blocks they have left in the estate. And kek is right, the power lines run right through the middle and I dont think you would be able to avoid seeing regardless of where you bought in the area. And the prices for such odd shaped blocks just amazes me.... kek Every time I drive into either of the Stockland estates, I feel at home. None of the others do a thing for me. Hawkstowe must have the most ordinary estate entrance of any in the area. That pile of clean fill just North of the entrance with weeds growing all over it that someone has popped a sign on....what is with that? Such an eyesore. Re: Need some advise for FHB in South Morang 28Jun 14, 2009 11:03 pm phew..had another field day today - got a sitting with PD - the consultant was fantastic in his explaination of the product and what they are offering and seemed like an honest assessment of how much extra we need to factor in. Also, went down to hawkstowe - where there was a new release in hw east which seemed to be lower than what we expected [512sq for 189k] and also got confirmation that there was no landfill. PD mentioned a house/land package at 375k+ extras it might come up to about 400ish. Is this a good price? The sales consultant at hw mentioned that henley have a better price - anyone got any thoughts on the builders? might even take up mels advise and check up the builder she mentioned. Obviously it varies depending what you want to upgrade but perhaps have a search on it so you can see what is classified as "upgrades" for different builders and you may be able to gauge how much you will need? We bought a 560 in the previous Hawkstowe East release just under 2mths ago for $187k. It was listed as $190k - there was absolutely no way they would go lower than 187k either Just for interest sake our build is with PD and our site costs were estimated by sales to be $16k. At tender recently the site costs came in at $9k. That's with 1m of fall too so we were pretty happy with that. re: previous poster and Central Equity inflated prices, I could agree with that. At the time we were looking a 560sqm block in Woodland Waters was going for $209k. From memory a 500~sqm corner was $199k. Nothing special either just generic blocks towards the MV end of the estate...I was a bit 'what the' given the extra distance further out and that it was more expensive than the supposed premium pricing of Hawkstowe. The little extra distance further out is very minimal and in 5 -10 years wont matter at all. There are reasons blocks are cheaper in some areas than others. Keep in mind site costs, power lines. Also try to get something different than the norm. ie adjacent to parks or very close to parks, court location. Moved in December 2010 Re: Need some advise for FHB in South Morang 35Jun 16, 2009 11:16 am maxD, currently around 189k for 520-530sq around hweast, with roughly a 1m fall...so add in another 10-12k in site costs, only concern with that is that the powerlines are visible from these lots - even though they are around a km away...not sure what impact it will have on the capital value in future.
