Browse Forums Building A New House 1 Jun 12, 2009 3:31 pm Hi everyone, I'm new to this site, and new to building in general! I've had a read through a few peoples pages and OMG im so freaking out!!!! The stage we are up to is still early days! We have been pre-approved from our lenders so we went and put down a $1000 to secure our land. We are going in tomorrow to sign the contracts and pay our deposit. We have had a look at some houses and decided to go with Simmonds, and we are thinking the Milan 2200. We have paid our $1500 deposit with Simmonds and have an appointment to go over some more details with them next weekend. I have an appointment Monday night with our broker, just to work out some finer details on our home loan application. I'll just let you all know I'm only 21 (22 next month!) so yes I'm still a baby but OMG i'm stressin so much already! I really don't know much about what I am doing so would love any advice that i can have! My parents are being a great help, but it's been a good 15 yrs since they went through this and things have changed. So like i said I'm excited and scared, prob more scared than excited. We have a lot of time since our land isn't titled until Feb 10th 2010, so any advice would be awesome! Re: Building in Bluestone Green 2Oct 01, 2009 12:09 am Hi Charlene I'm in the same boat building, first time writing on the boards, are you still building the Milan 2200? i picked the Milan 2200 with a trend facade at Manor Lakes 4 weeks ago. My land doesnt title till march '10. I am going it solo at 31 years young, have some real estate experience as family have built homes (sydney) 15 years ago too but with smaller builders. this site has some daunting first build fear factors and ive fast adapted the "no pain no gain" attitude lol! this site has given me more than enough to be aware of already so thanks to everyone in advance for sharing in other forum topics! I have just put down the same deposits 2 weeks back for my land and design and got approval for land today and have some minor details to finish with my lender (cba) on monday for the construction side of things, tomorrow will be the first deposit payment for the land and a big relief the loan has been hassle free as i work for them and having my lender close by has allowed me to enjoy atleast one part of the process. Have they arranged your colour appointment yet? mine is in mid Nov. Would be great to read other milan builders topics that arent all about the negative all the time (wishful thinking? haha) , looking forward to reading about your experiences! goodluck! Yes we have done all our colour appointments and picked everything out, signed our contracts and everything, now we are just playing the waiting game! We're supposed to be titled in Feb 2010 so not tooo long to wait! We picked the Manor Lakes facade which was exactly what the display home had, changed out colours around slightly though. I love the Milan that was our second choice, we ended up building the s*monds Mahogany! l have a question about the estate i built in Manor Lakes from where i am in manor lakes i can see contruction like a shopping centre of something happening in Blue stone green, just curious if you knew how big it was going to be and what was going to be there, i heard safeway and Audi. Given that its just around the corner and they are taking FOREVER to build our so call town centre be handy to have more shops not too far away! I doubt it will even be ready in April the way things have been shaping up. Have also found out that our "fixed price" for our house had an expiry date, which means every month from april that we delay the builders from starting we are going to be charged a $1000 per month for the increase in the house price and building materials! Definately not impressed! Wish the developers would just go hire more people and get a move on so we can all get started! As long as they get working!! I've seen a warehouse site flattened in a week near my work, so it can be done! Re: Building in Bluestone Green 12Feb 10, 2010 3:18 pm ladybird im stage 15 we have a cross over and footpath but its still going to be 3+ weeks dont hold your breath with these guys. who are you building with Hmm Well March is ok but anything past that will be a year after I signed the contracts! I haven't decided on a builder yet, do you have any suggestions? I'm looking for fairly fixed site costs and inclusions like carpet and tiling.. Re: Building in Bluestone Green 13Feb 11, 2010 9:47 am What is the holdup on stage 15? i went out there last night, and saw crossovers, footpaths and street lights have been installed. I noticed some blocks have been cleared and levelled out and that most blocks had a pile of steel pegs sitting in the gutter out the front? Just got a letter and it says that works wont be completed until mid March! Not sure what's going on, drove past today and there is a heck of a lot of water around Stage 15 and 16! There is almost a dam there!
