Browse Forums Building A New House 1 Jun 11, 2009 4:15 am I'm about to sign a contract with a volume builder for a new home and noticed that nothing is mentioned about allowing access to a building inspector. I will be raising this issue with our home consultant which brings me to another point. What are some thoughts on spending between $3,000 to $4,000 to undertake progress inspections at the following intervals. Am I burning cash for no reason? 1. Excavation of piers (prior to concreting). 2. Formwork edge, reinforcement steel and mesh for the floor slab/s (prior to concreting). 3. Concrete slab floor with termite protection certificate varying treatment is carried out in accordance with AS3660-1993. Termite Certificate should be sought. 4. Foundation brick walls, brick island piers, damp proof courses, termite protection and shields, and timber bearers and joists. 5. Timber or steel wall and roof frame (prior to exterior brick walls, tile or metal roofing). 6. Lockup stage - completion of building exterior brickwork etc., (prior to internal ceiling and wall linings). 7. Roofing 8. Waterproof membranes to wet areas including external terraces and decks (prior to covering with lining or tiling). 9. Internal fix-out joinery and PC items (prior to painting). 10. On completion of project 11. At completion of defects liability period. Re: Building Inspection stages (Sydney build) 2Jun 11, 2009 6:49 am Wow - that's a lot of individual inspections. I think most of us are going for pre-plaster and then final inspection. I suppose it would depend on the reputation of the builder. If I was using an unknown custom builder - then I might go that route - but with a well respected project builder (one you feel confident in and evidence from others building with the same company concurs) I don't think it's necessary. Your cash! Oh - if I was building a $2m house - then it's relatively small change. If you're building a $200k house then it's a proportionately larger amount. That might be something to consider.
