We are looking to build our 2nd home and would like to design our own house (our block is slightly irregular). We are looking for someone who will actually listen to our needs/wants and not go off and design what they would like! Someone who is forward thinking, reasonably priced and will complete the task with little hastle? Does such a person exist? We are located in the Western side of Melb. We are going owner buidler so we have pretty much told him how we want the house to look and plans are now finished. He also does engineering once the drafts are complete. He is really known to be an engineer; but does the whole drafting process. If you bring the already drafted plans to him and see what he says; I'd assume engineering could be done. I am hoping we can save $$$ this way, but I hear we need to be prepared for many heachaches? Re: Looking for a decent draftsman in Melbourne... 9Jun 12, 2009 10:42 pm My BF and I will start O/B in the next few months; it will be stressful and possible headaches but i guess if you got time to take it slow; it should work out. You also gotta have time to check the site every now & again & hire out sub-contractors, etc. We work F/T, so Im kinda lucky to have my dad doing all the follow up as he knows a fair few tradies, but the decision making and the choices will still fall on us...FUN times ahead Im trying to take everything one stage at a time: only up to the finalising plans stage and engineering. I still think going O/B will be heaps cheaper than paying a building company to do it for you. There is heaps of mark-up that can be avoided through O.B. Up to you what you end up doing.....check out the options and make a decision when ur ready. Good luck with it all...we are all kind of going through this stage!! But I do think you need to prepare yourself for alot of hard work and stress, especially if your not in the field We are going with Members Equity (ME) and they advised that we need to use our own finances to get it to lock-up stage as OB...so you would need to have saved up cash to do this or some kind of money available. Then they do an inspection and value what they believe it will be worth when complete, and they provide you with 60% of the total value: so if they think the house is worth $200 000, you get round $115 000 in loan. It is reasonable in a way...IF you have the money to get to lock up!! If you don't, then it becomes an issue. I am not sure how other banks work, but I think it is the same. I think the stress alleviates if you know tradies or people that can help you out...or if you do some stuff yourself. Otherwise, you just take quotes and work out your best price....or speak to other OB's.
