Is it the smaller 'waves' in the metal? I assumed it was the style of putting the roof together or something. But have googled it and now looks like it is the smaller corrugations. I ask because it's going on my roof and want to know if this is better than the regular corrugation size. Will it look silly for a whole house to be in miniorb, or is that what everyone has? Lynne, that's bad news. You can still change final plans cause you haven't signed them yet. Though if you make structural changes it will have to go back to council. And you may have already signed that you will make no more structural changes. I had to do that before prestart. It should only cost a few hundred to get it closed in and then a couple of hundred for a door if you want to go back and do it. Though if you have fencing / gate on the side of the garage to the boundary then it's not going to be too unsafe. People would have to climb over the fence to get to your stuff, and if they're willing to do that they're probably willing to break a few windows too, which wouldn't help much with safety in the house. If you can, spend a few hundred more to get it closed in if you are going to hate it every time you see it or use it. It will be a drop in the ocean when it's built. Then, I get the awful shower/bath thing which for me is wrong as I have osteo arthritis in my back with 2 collapsed disks, then the garage which turned into a carport. The sales guy drew up first plan for a different block of land and the garage wouldnt fit, so he pushed it into lounge room, then we found another block across the road, it all fit perfectly so we decided to have that block instead. He then draws up a new plan but doesn't include walls on garage then insists he told me! That was something I would never have agreed to because of security and safety. Why get a blooming double sectional door and leave the blooming sides open???? GRRRRR Seriously this whole house building thing is one big headache. I know they are going to screw me right over for big $$$$$ to enclose the garage. I really don't know what to do. Every day theres something new costing more $$$$ All because I was a stupid idiot and believed the sales guy when he told me he didn't have the plans to my house to show me. To me it sounds like your getting a what they call a carport under main roof. I have never heard of anyone building without seeing and signing off on the copy of the plans first though before building commences, how did that happen. With our builder we had to take the plans home go through them really carefully and make marks of anything we were not happy with, and then read though the inclusion list to make sure we were happy with that. Would you carport be in a position that you could use is as an alfresco instead ( as that is basicaly a carport under main roof) then in time maybe you could get a colobond garage built on the back or side of your house maybe? We had a carport on one of our houses, and just but picket gates on the front and shade cloth fabric down the sides and left the back open. We didnt have much to store there though. an we bought a little shed to store our lawnmower bikes etc. Some friends used hardiplank stuff like a weather board house to enclose it. I have tried to keep notes of everything people tell me and dates so I can say "you told me this on this day" but it's still not foolproof. Can you go in there and have a big tantrum? Tell him you are not leaving until you get a good price for enclosing the garage. Or tell him you will record all your phone conversations and bring a recorder to your meetings unless he stops telling you things he didn't say to you about things. Try to take someone along with you, who will keep you calm and see things more objectively, cause it will be stressful. Maybe get other builders to say how much they would charge to close it in and then take those prices to him if they are completely outrageous. I left myself open to this guy explaining to him why I have been hiding all this time etc (you know most of the story) anyway he totally took advantage of that and said "don't worry we will do everything right by you". Had a sectional garage door but it is totally open to the backyard. I know your safety concerns relate in part to your neighbourhood so worked for me won't necessarily work for you. That said, I do have a security door installed in front of the entry door that leads to the house from the garage. If only I had found this forum a few months ago Aint that the truth! It's the same with all the ins and outs of finance. My mortgage broker reckons that once you've gone through the process once, you could probably do it all yourself the next time! Could you show us some pics of your plan & elevation? You might get some good suggestions based on that. Of course you could always resort to getting a rottweiler for security... New beginnings.
