Browse Forums Building A New House 1 Jun 09, 2009 1:14 pm Hi, We have seen a block we like, about 14m x 28m, and would love any ideas of how we can find out or if anyone knows what might we be looking at re cost of building? I know this is like asking how long is a piece of string but any input would be greatly appreciated. We would like 4 br, 2 bathrooms, double garage and it would need to be double storey with a yard about 10x 6m approx. We prefer bricks rather than timber and would be somewhere in the middle of the road with regards to fittings, kitchen etc. Hope to hear from anyone, even if it is a helpful website you know of. It seems a volume builder can generally build for somewhere around 10 000 per square, whereas the quotes we've had for a custom design (i.e. getting the house designed specifically for us and built) are around 13 000 - 14 000 per square. It also depends on site costs, so I would recommend you put any offer subject to a soil test to avoid problems later with escalating site costs. Check on the Section 32 if there is a building envelope which could influence whether you can get a volume builder to build on your land. We have chosen to go with a custom builder because of the building envelope and because we have a clear idea about exactly what we need in a house and none of the volume builders have what we like. If you goto the p*rter d*vis website they have a slider for the base cost of houses in the home finder section. Find one that has the required number of rooms, size and will fit your lot width to give you an idea on price. There are lots of builders, some will be cheaper. Not sure if it will work but website it: www.porterdavis.com.au You will probably need to add 10-20% to make the figure more accurate on what it costs and as imac has said, the big variable is site costs. Re: Cost of Building - Melbourne 4Jun 09, 2009 1:42 pm If you go owner builder, it might cost you less $$, but you would need to sub-contract all the work out to tradies etc. and if possible, do dome on ur own. Approx cost for 2 storey house; minimum is $250 000 but again, depends on who does it for you and what kinds of applicances you get etc. My land is nearly the same size as yours 14 x 32 and we are going owner builder; 2 storey; with the hope to not pay more than $270 000. We will see if that happens ehhehehe. custom probably not. Volume, most defiantly, but spec would vary.
