We've just realised a few things about it that we aren't happy with, just as we received our plans and were getting closer to going to Council, which is really frustrating! We got so far and are now right back at the beginning. We're now looking at building either The Cornerstone with Allcastle or the Cambridge 32 with Eden Brae. I'll be very happy once we make a decision, or our budget makes it for us! I loved their designs but my husband is set on having 4 bedrooms with a double garage and I don't think they had anything that fit. What are the restrictions like in your area? How close to the side boundaries are you allowed to go? But then most large families would also appreciate a bit of backyard space so you don't want to use too much of the land with the house. How wide is your block? Do you have rear access or would the garage need to be at the front? Since I'm building in an older area everything is open to debate when it comes to placement within the boundaries. There are houses in the area which have been built all the way to the side boundaries, townhouses built right to the street boundary and right next to me a former factory built to both the front and side boundaries with an awning overhanging. I work for a Surveying/Land Development company and the Town Planners at work assured me that if I had wanted to a strong case could have been put forth to allow me to build to the boundaries but my builder advised me that it would be easier (and cheaper) to set the building back a little. As I want to claim the first home buyers grant I didn't want the plans to be held up in council forever so I went with the minimum (for my area) side setbacks of 900mm. The nearest wall to the front boundary is setback 1.65m and after the building is completed I will construct a brick and horizontal timber wall on the front boundary, the builder has shown the wall on my plans to get it approved with the house. The cosmo homes that I still have brochures for are; The Northcliffe (2st, 3 or 4 Bedroom, Single Garage, 8.05m x 16.19m) The Corrimal (2st, 3 Bedroom, Single Garage, Approx 7m x 15m) The Kewarra (2st, 3 Bedroom, Single Garage, 8m x 16m) Double garages are available on all of them if you have the room at the side of the house. Let me know if you need me to scan in any of the brochures. I only really looked at single storey 3 bedroom houses though so haven't got any other brochures that would suit you sorry. The block has access to a rear lane so at a later stage I will build a garage/carport at the rear of the lot, at the moment though the budget doesn't extend that far To keep council happy though I have to provide dedicated off street parking for two cars so as park of the council approval I may have to put down a slab or crushed concrete. Hope that helps! Our land is 12.19m wide and about 54m long so we should be able to have a decent sized backyard, hopefully with a pool! I've been out to the PGH display centre a few times and Loam is one of my favourites I also like your choice of colour for the rendered section. If you're anything like me, I get sick of colours really easily so a nice, neutral colour would be better for further down the track. Kyton, Yeah Louise is still doing the colour selections. We had already picked most of the colours ourselves as well, as you said just wanted to run them by her. She offered some really good insights and settled a few near arguements between us! I was cursing her artistic mind while watching her rewrite one page of the selection sheets for the estimator rather than just using the photocopier in the office next-door though! lol. As you say though it was really handy having someone to confirm your own ideas and opinions without enforcing their own too much. Another builder with some narrow lot designs is Jandson, they didn't build as far North as Newcastle so I didn't have a good look through all their designs but they had a few to suit 9m wide lots.
