We are well & truely moved into a rental & we hate it! Miss our pool & our spa & our 2 air cons that kept the whole house cool! Now we have 1 air con that only does the lounge! Cant wait to get started - its been soooooooooo long in the planning! Quick update I guess - still no internet at home so only access at work - the net should be on at home by this Friday (gave up on wireless it just got way tooooo hard!) We picked up our contract on Thursday & have been pouring over the plans ever since! All our changes are made - there is nothing left to do than sign on teh bottom line & in the other 4588574 places lol. Did anyone get any better than $15 a day from Coral if they are outside of their times - 17 days weather, 68 weekends public hols etc & 10 days 'other'? Also - whats the go with the 'owner delay' bit - we have to pay them if there is a delay that they didint cause? Does this mean if Council take forever we have to pay Coral or have I read that bit worng? Sucks about your rental but think of how close you are to your block and how easy it will be to check it out everyday. Our rental is ok but there's still a lot of building going on because this is a new estate, so everything is dirty. After all this time broker tells me he needs all invoices/quotes BEFORE we sign the contract so he can get approval! What the - I thought we were already good to go! Seems we are doing everything backwards or something....so now it is a rush to get quotes together before we fly to NZ for Christmas on Monday. Somehow I think we will grind to a halt until we get back on new years eve! Bugger..... On the upside, I am pretty sure we have our colours as; benchtop ice snow ceasarstone kitchen cupboards in Asian sand same as Heron display at Daisy Hill carpet will be Magnifica Smokey Beige from Andersons & floor tiles are New York Argenta from Majer tiles - same as the Hamilton display at Thornlands! I had thought we were ready to sign & pay deposit so plans could go to council & broker could get bank going but it seems this is not the case. Broker is saying he wants all our quotes before we sign so bank can give approval - then sign contract - then wait for council. Not sure if I am happy with this as I would rather have bank & council doing their bits at the same time? Anyway, as far as colors, we seem to have similar to many others - ; Bricks - Presto Thredbo Roof - tile in Sambucca Gutter & fascia - Monument Downpipes - Paperbark Inside so far Kitchen bench top - ice snow ceasarstone kitchen cupboard doors- Asian sand still deciding if bathroom & laundry & ensuite vanities & cupboards will be same or not.... Carpet - Magnifica Smokey Beige from Andersons All floor tiles - New York Argenta from Majer Tiles Ensuite & bathroom wall tiles are large white rectangular tile with a feature strip - no pics yet - finalizing this weekend hopefully. Walls we are looking at Hogsbristle although not sure whether to go 1/4 or 1/2 strength. We will prob do any feature walls ourselves once we are in. We are also trying to decide whether to have the whole house done in the crimsafe screen or diamond grill or a mix of both..... That's all we have so far. Finding time to do anything is crazy but may settle now that Christmas is over. This will give us more flexibility in use plus save some important $ - maybe enough for crimsafe all around the house! I need some help tho with placement - we are looking a 3 units, 4 if we have to; 1 master , 1 in lounge (to do study & lounge) and one for the other main living areas. The red boxes are where I think the first 2 will go but cant figure the 3rd (blue boxes) to get the best airflow - or maybe we just need 4 units? Are you doing your own flooring? Hopefully things move along quickly and you don't have too much trouble with the bank About your Air-con issue, personally I feel you'll need the 4 units. Either one of the blue units won't be enough for that large area I think. But I suppose it comes down to cost in the end. Renee I have no idea when our color appointment will be - hopefully we will arrange that when we sign on Sunday? We are doing our own floors & the guys at Majer tiles were awesome & looked after us really really well. We have also decided we will go with ducted air. Although it is going to cost more, we think with the openness of the house that will be the most effective way to go - just means we are spending more of my sons inheritance - but we will be comfy in the house. Anyone know how long after we sign contracts do we meet with the electrician & do the electrical plan? We are wanting to include this amount in our initial finance so want to get that sorted asap? What else is coming up that I have forgotten about or need to start thinking about? Hey Kim, You should have gotten a yellow booklet with your contracts and plans etc. That has the phone number of the colour consultant, you need to call her and make an appointment asap for your finishes. However, I know you said you're doing your own floor tiles with Majer but Coral are still doing the wet areas right? So you'll need to make a tile selection appt with Beaumont Tiles to decide on those first before you do your final finishes appt with the Coral colour consultant. Your SC should explain all this to you on Sunday when you sign How exciting!! We had to hand in our basic (meaning only our allowances) electrical plan to the Coral colour consultant and if you wish to add more electrical, then you discuss this with the electrician on site after you start. As far as you wanting to add the amount into your finance, I am not really sure about how you would go about that. Are you having the air-con done by a seperate company? I would assume that because the base price of the house includes the wet area tiles that you would need to select them from Beaumonts (and therefore not have to pay for them yourselves). But I could be wrong and I guess it's best to discuss that with your SC, as I am certainly no expert I hope you can sort it out and get the tiles you want then Re: C0rals Heron 251! Full steam ahead - well almost 154Jan 28, 2010 9:54 am Looks like you were right Renee & I misunderstood about the tiles......but when we signed the contract on the weekend we asked about this & after some checking, they are 'letting' us get all tiles thru Majer. Just means the tiles for wet areas will come off our quote & the cost included with Corals pricing. One other little thing they have done is charge us $350 for a slab for the air con & to reinforce the roof area for the internal air con unit. After much angst we have decided on; Outside; Bricks - Presto Thredbo with off white mortar & either flush or raked joints - depending on cost Roof - Sambucca, Elabana profile Fascia - Monument Gutter / Downpipes - Paperbark Windows - Black Garage door - Timber look (Caboa?) - with front door stained to match Inside; Kitchen bench top - Ice Snow caesarstone Kitchen cupboard doors - White in Natural finish Back of breakfast bar - Stringybark (hope they will let us do this) not sure of $ either otherwise will leave it white like the cupboards. Walls - Hogsbristle 1/4 strength. Carpet - Magnifica Smokey Beige from Andersons All floor tiles - New York Argenta from Majer Tiles. We have also found an outdoor tile for the alfresco which is identical to the NY Argenta inside! Ensuite & bathroom wall tiles are large white rectangular tile with a feature strip of silver glass. In the ensuite the feature tile is layed horizontally and there are only 3 of these placed between the white tiles, with a silver trim running down both outside edges. In the bathroom, we have used the same feature tile but it will be layed on its edge as a thin strip and the silver trim will run along the middle of the bath. We still had to choose the wet are tiles through the tile shop, and Coral paid for them not us. We have it sorted now - are getting all our tiles thru Majer and we just pay for the non wet areas. And just to prove final is never final, we have changed our brick choice to the Ballandean! We were thinking the Thredbo was a bit paler than what we were after but just looking at a wall at the brick place was hard to tell. I phoned the brick place & within a day I had a list of 6 houses to look at - 2 houses of each brick we were tossing up - Presto Thredbo, Presto Hotham & the Ballandean. In the end the Ballandean has the depth? of colour we were after so now this will be our choice! Hopefully no more changes before our finishes appointment on Tuesday! We too chose the Presto Thredbo but I see you've changed your mind to the Ballandean, which is a great choice too and we almost changed our mind to it. So I'll be interested to see the difference between the two in the finished products. We also chose Off-white mortar with flush joints and it cost $1123 in total to upgrade, thats $329 for the Flush joints and $794 for the Off-white mortar (remember our house is slightly bigger than yours, so it should be less). We also chose the Hogs Bristle 1/4, it seems we share some similar tastes in colours I love the Stringybark and I think it would look great on the back of the breakfast bar, so fingers crossed they let you and don't charge too much. We also considered Presto Rice & it was interesting that just around the corner from your street there are 2 Craol places, both in Presto Rice but they look totally different. One has standard mortar & joints & the other has off white flush mortar - the difference is amazing! Off to the Daisy Hill display again today - going to do a walk thru of our electrical plan. Got a letter from Council yesterday saying draining, plumbing & sewerage approval is done. Guessing that means we are just waiting on the actual house building approval now - or is this letter our whole approval I wonder?
