Browse Forums Building A New House Re: C0rals Hamilton 252 on the GC - plan change 101Aug 26, 2009 11:25 am Ok I think we are comfortable going with option2 - for now. We will live with the wall there for awhile & see how we feel. Figure we can knock it out later if we need to - see how the furniture positioning & noise goes first though. Still going with the garage & main entry as per option2 - just that little bit more space and cheaper now too as no cavity slider from family to hall. Thanks for the input everyone - many opnions are a good thing! Cheers Kim Re: C0rals Hamilton 252 on the GC - plan change 102Aug 26, 2009 8:33 pm Wondering if we need to duct the 900mm rangehood (quoted cost of $277) ? Just looking at $ again & wondering if this is something we should go ahead with. Only thought of it on the weekend! Cheers Kim Re: C0rals Hamilton 252 on the GC - plan change 103Aug 30, 2009 8:20 pm Oh oh - now we are confused - man I am not going ot survive this & we havent even really started yet!
We went to the Daisy Hill display today - just to look at another Hamilton & we thought we would take a wander thru the Heron 251 next door for colors - tiles etc......well we both love the Heron! It is very similar to the Hamilton except is doesn't have the extra ' activity' room! The houses are the same size & similar price but the Heron rooms are a bit bigger because it loses that activity area. There are only 2 of us in the house, but we often have people living with us....which is why we liked the set up of the Hamilton. BUT if we are building a house just for the 2 of us, the Heron gives us bigger everyday living areas, can still fit the pool (will have to do a different alfresco somehow). There were only a few changes we would need to make so it would probably be a cheaper option too! here is what we came up with. May be a good thing we still havent sold our house... gives us time to do stuff like this! Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 104Aug 30, 2009 9:48 pm hey kim you want honest honest opinions? i would actually go the heron i actually went through the same thing as you - an obsession with the heron 214 - unfortunately this was only about 2 months ago, so i had already chosen and settled my block to suit the brampton and was about to sign coral contracts....so i got over it but next time (if there is a next time ) ....i will probably build a heron (with MAJOR) kitchen modifications...but still a heron check out this blog - JL built a heron 214 in logan, and you might even like her kitchen mods the long thin window in the kitchen isn't the splashback, but it still looks awesome... http://www.lot83.blogspot.com/ also, i think the heron works heaps better with your "open plan" ideas...and with the alfresco i would change the sliding door to a 6 door stacker and put a full length alfresco or pergola along the family/meals area...would be awesome for entertaining! also love the walk in linen... 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 105Aug 30, 2009 10:20 pm Hubby and i love the heron the biggest one as we have 3 kids but they dont build in our area Re: C0rals Hamilton 252 on the GC - oh oh confusion 106Aug 30, 2009 10:50 pm that sux milly (for want of a better word ) whereabouts are you? 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 107Aug 30, 2009 11:11 pm Warwick QLD 1 hour from toowoomba 2 hours from brisbane. They do build in toowoomba same as our builder but dont need the work so wont come to warwick. Re: C0rals Hamilton 252 on the GC - oh oh confusion 108Aug 30, 2009 11:14 pm warwick isn't that far i'm in ipswich and one of the girls at my work said it took her less than 2 hours to get from warwick to springfield last weekend....she didn't mention how fast she was going though 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 109Aug 30, 2009 11:26 pm Milly I agree that sux they wont go there! Its hard enough finding a plan you like then to find out the builder wont go there - bummer! Hey Jess, I was just reading JL's thread & see you went to the Heron 251 in Toowoomba - do you recall if the garage was on the right or left of the house? Reason I ask is we need it on the right & it is soooo good to walk thru a house oriented the right way. I can give them a call & ask but I just thought you may remember? Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 110Aug 30, 2009 11:33 pm hi kim, it's on the left hand side if you stand at the front door looking at the street...sorry it's very earthy tones though, hogsbristle paint, tribal theme etc...love it i haven't been to daisy hill though, is it swish? i know what you mean about the orientation though...my house is also the other way round to the display 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 111Aug 30, 2009 11:54 pm Thanks Jess Always the way isnt it lol. Might be worth a look anyway as we ware looking at a brown theme - see we know everything except which bl*%dy house to build lol!!! Yeah Daisy Hill is pretty nice. Done in browns too (which we want) and was just so bright & airy! A totally different feel to it than the Hamilton too. Not many changes to make & I think it will work for us given we were agonising over 'that' wall - this house we can make nice & flowing quite easily. I actually feel more comfortable about this one already which is a good sign I think. We probably wont be able to have the same size alfresco due to our block shape but we still should be able to come up with a nice size pergola type of cover hopefully. Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 112Aug 31, 2009 11:47 am Jess09 but next time (if there is a next time ) ....i will probably build a heron (with MAJOR) kitchen modifications...but still a heron check out this blog - JL built a heron 214 in logan, and you might even like her kitchen mods the long thin window in the kitchen isn't the splashback, but it still looks awesome... http://www.lot83.blogspot.com/ and with the alfresco i would change the sliding door to a 6 door stacker and put a full length alfresco or pergola along the family/meals area...would be awesome for entertaining! also love the walk in linen... So Jess what changes would you do to the kitchen? We are only looking at making the same changes as we were doing to the Hammy - but only because sometimes we arent very inventive! AS for the alfresco, will will be having a double slider (cant recall size) because the budget wont fit 6 door stacker & having a dog we need to keep outside sometimes the slider is more practical for us....until we have no dog then we may change. The stupid narrowing of our block means we only just clear the setback on the entertaining side so an almost full length pergola is what I think we will end up with. Keep those ideas coming - I love them! Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 113Aug 31, 2009 3:05 pm no probs kim i'll have to draw some mod pics for you - do you like corner pantries or something different? (this will give me more ideas ) a double stacker in the family will look great, have you been able to site the plan on your block so you can see how it will look? also, where did your sales consultant say you need to go from here? the initial deposit is only supposed to cover soil tests and contour survey, so they shouldn't charge you anymore to start again with a new house? also nice that it's a few hundred cheaper 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 114Aug 31, 2009 5:37 pm Hey Jess Shame you arent feeling well - too much excitement? At least they started today for you despite the rain - very good! Um as for corner pantry or not - I dont really mind either way - but pantry's I have had in the past that haven't been in a corner I have ripped out so I suppose it might be time to try a corner pantry & see if it lasts longer lol. We roughly sited the plan yesterday - h/o need to tweak it a bit as it is a tight fit on the eaves outside the dining room but I htink if they twist it a bit on the other boundary (like they had to do with the Hamilton) it should be all good. We will have to do smaller alfresco though for the same reason (I think). It fits on the block everywhere else a bit better though. Will ask neighbour to scan it for me so I can post it later tonight. Where to from here - we still have plenty of time due to our house not being sold so that is good. Had got to sending for 2nd tender for Hammy so that will stop now till we decide for sure. They hadn't ordered the contract so all good there too. We happened to meet C0rals sales mgr yesterday & had a bit of a chat with him - they dont really mind if we change - as long as it is done early in the process - which we are. In the meantime, sc will send plan to h/o for siting & will add pretty much all of the same internal changes to the Heron & come up with a price. I did that quickly myself last night from the first tender letter & there are a few things we wont need to change/add now so by my calcs the Heron should come in around $5k less woohoo. Will post the sited plan asap. Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 116Aug 31, 2009 11:01 pm cool - i think the heron sits better on the block, and it is also more suited to the open plan feel that you prefer, whereas with the hammy the walls are pretty necessary to maintain the flow of the house... can the pool sit horizontal instead of vertical? or maybe that won't work 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - oh oh confusion 117Sep 01, 2009 10:03 am Not sure how the pool will fit yet. I think we will have to wait till it is sited on block properly & see how much space we are left with. As for the kitchen, with the changes we were making ot the Hamilton it looks pretty much like the Bedarra anyway - here is a rough plan.... Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Cheers Kim Re: C0rals Hamilton 252 on the GC - oh oh confusion 118Sep 09, 2009 11:06 pm Not much to update..........except the Heron 251 apparently fits nicely on the block We are waiting for the plan to be faxed so we can see how it fits & how much room we have for alfresco & pool so fingers crossed! We are going to go for a bit of a drive - to Gympie to look at the Heron display there - its on the block the right way so we will go check it out - its a 2 1/2 hr drive each way from home so hopefully we can make a weekend of it & spend a night on the Sunshine Coast. Only thing is we cant get there for 2 weeks though! Its going to be a long 2 weeks! Kim Re: C0rals Hamilton 252 on the GC - time to go to GYMPIE!! 119Sep 09, 2009 11:53 pm i hope it all works out kim - will be nice to see the house the right way, please take some pics of the display home? how confident are you guys feeling about the heron? 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: C0rals Hamilton 252 on the GC - time to go to GYMPIE!! 120Sep 10, 2009 7:48 am At this stage we are "sort of" confident about going with the Heron - it will depend on what it looks like space wise when it is sited properly & if we can make the activity room work in real life they way we have changed it on the plan...otherwise we will go back to the Hamilton. I think both have their advantages for us - one has the extra room for boarders/guests to hang out in but the other has slightly larger rooms - better for our everyday living. $ wise they will come out about $6k difference (I think) so that isnt a real consideration although it does matter a bit obviously. Guess it will really get down to which one suits the block best & which floor plan we can make work best. Will try & take pics too - dont want to have to keep driving there to look at things a second time!
