Can somone explain to me a normal or common process of signings...??? ie: We have signed our $2k prelim agreement, and have footings and engineers report costed and returned...... She has also done a final building cost schedule....and completed a set of "yellow" or final drawings to submit to council once we go to the next step... Our building cons. wants us to handover over $1k ( which we knew about and were ok with) for the cost of final drwaings (she must of jumped the gun though, was expecting to pay first), submission to council and a few other costs..... She also has the HIA building contract ready to go.... So.... Do we just insist that we pay the $1k as agreed for final plans....and let it go through council BEFORE we sign the HIA agreement, or is this the normal course and now is the time for all parties to commit..??? Im def gonna proceed, but should i just allow some more escape clauses in case council completely veto the plan...?? Thankx all...love the advice.... Re: What stage to actually sign HIA Contract...? 2Jun 08, 2009 7:09 pm Basically, you don't sign the HIA agreement until you know that you can build something and that is usually after you have the Construction Certificate in your hands. i am relating to my experiences in NSW. To get to that point, you need to have all your council approvals in place ie the DA in hand and that would require a set of architect plans as the basis of their approvals. If the builder is doing this then no skin off your nose, you wait until he has this in place. The next step is to get the engineering done and to get the CC. After the CC, you then are in a position to get all your costings in place and a price agreed, then comes the Signing. That's the way we did it, fundamentally the builder is never in a strong position to start demanding additional costs for variations etc. One difference, we did our own design, not the builders standard plans. If you are using their design it should all go a lot quicker. Let me know how it goes.
