In the end we will be having variations totalling about $11000 and $2000 for electrical additions. Things like better doors than standard and dif handles, double vanity in ensuite, dif pavers fro driveway, chucked in a rangehood, better bench and mirrored robes. Built with New Generation (Summit Homes) We own land!... with a slab on it! Plus a shell of a house with stuff inside ! Our electrical extras came to about $1600 (around there I think) and this was for adding double power points, about 10 conduits with face plates, single power points, adding an extra light switch. We upgraded the oven, stove and rangehood to the bigger ones, as we figured when would you really find the time to do that after you have moved in? Plus the added hassle of cutting the cupboards etc etc, so that has been added. Pivot doors on the showers in both bathrooms. (again, I know so many people who were 'going to get this done' after they had moved in and yet still didn't years later) Flumed exhaust fans to both bathrooms and also had the rangehood flumed too. Don't see the point in having all that warm air go into the roof space... don't fancy paying outrageous amounts of money to fix mould and mildew damage. Also, having worked in restaurants, we both (hubby and I) know what crap goes up the rangehood, so best it be sent outside...LOL Ummm, there were a couple of minor things in there too, can't remember now. But I think if you can afford to get them added now, then do it! Well over half of this was due to 'big ticket' items; we upgraded the kitchen benches and the floor tiles in the wet areas and kitchen splashback. The electrics was only about $1,200 and the rest was taken up by 'little' stuff - door furniture, doors, upgrade to the garage door , upgrade to the showers etc We also had the Sales Consultant price a lot of extras for us befoe we signed anything which we then included into the pre-contract quote - so I s'pose we had two prestarts Re: PRESTART - What did you do and how much did you spend ? 4Jun 08, 2009 6:53 pm We spent a 5-figure number at pre-start. A lot of the things we spent on were not what I would call "additions" nor would I call them "upgrades" ... These were things like lighting and powerpoints. That's were most of the money went! We also "added" skirting boards and internal window sills. Our downstairs PDR was getting a basin that hangs just off the wall. We "upgraded" that to a basin that sits in a small vanity unit. We also "added" cupboards to go above the laundry trough and washing-machine. What I would call additions: more towel rails to the two bathrooms. And what I would call an upgrade: instead of the builder's laminex kitchen cupboards we went with some other doors (the name escapes me right now). We also splashed out on a glass splashback in the kitchen. And we got different internal doors. Overall, our pre-start spend came in at just under 10% of the building-contract price. But then, our builder already has a good specification. For example, a lot of people upgrade to a stonebench in the kitchen at pre-start. But our builder already includes that as standard. At the initial appointment we included: Evap cooling Electrical allowance ($5k) - to cover downlights, networking, alarm, lots of powerpoints Kitchen cupboards, thicker stone benches Allowances for upgraded tiles/bricks/other stuff in colours Allowance fencing/driveways Promotion costs (you know the $k to pay for things you have already paid for in the base price of the house anyway ) estimate on site costs Facade upgrade Render Other little stuff like capped gas points in outdoor areas, water point behind fridge, niches in showers etc. Re: PRESTART - What did you do and how much did you spend ? 6Jun 08, 2009 7:28 pm We are in what I guess is the "pre-start' ourselves. We have added heaps to the basic base cost - threw on a verandah instead of one of their facades/porticos, a 5m x 4.5m under roof alfresco area, ducted air con, moved a couple of walls, upgraded a few things like mixer taps almost everywhere, put in a longer & deeper bath, added in gas fittings for bbq outside & heater inside, put in sliding doors instead of windows in 2 rooms, tinted west facing windows, threw in a couple of skylights. I think maybe it depends on which builder you are going with as like someone else said - some things are 'standard' with one builder & an upgrade or even simply 'add ins' - depending on what their standard pricing included. I wouldn't lose any sleep over the double shower head - apparently Scott Park Homes have stopped doing this now as it results in really poor water pressure. New beginnings. Thanks for that, that really helps on the costings for our prestart. Though we are going to leave out all the extra lights and door fittings, as my brother is an electrician and i can get all building hardware at cost price. I wonder why you didn't get a splash back in the kitchen we have a few rows of tiles behind the stove etc.. and we got Roof Tiles as standard and it was an upgrade to go to Steel Colourbond roofing, but we wanting tiles so we are happy.. I deleted all the tiling for the kitchen splashback and had my glass put in after handover. I'd be interested to know how much a builder would charge for it. This included: - upgrade to kitchen appliances - having to pay extra for supply of and labour for glass mosaic tiles in bathrooms - upgrade insulation and change to batts rather than blow-in - extra DPGOs and lights, plus a couple conduits - upgrade internal doors from redicote to a nicer door - addition of a small roller inside the garage door - having builder do the crossover - including shelving units in the kitchen island bench - including shelving units in the bathrooms in the vanity units - privacy locks on all bedrooms - tri lock on entry and garage door - outdoor gas point and outdoor power points Built with Commodore Homes - The Fusion completed April 2009 (with modifications) Yes I have moved! YEEAAH- we signed up last year, and so roof tiles weren't standard back then, also coz we're building the ambient display home, which comes with colorbond. oh i didnt realise u could upgrade Laundry trough to stainless steel!!!! Yes, because oil does not splash higher than that. I also had shower tiling extended, it's pretty low otherwise.
