Browse Forums Building A New House Re: PRESTART - What did you do and how much did you spend ? 21Jun 15, 2009 5:59 pm We changed some windows to full length awning type instead of standard size sliders, cost was around $130/window I think French doors instead of sliding door and large window in dining (total cost about $3k) Full height mirrored robes instead of walk in robes about half the size ($2700 for two rooms) Deleted a carport ($$3789 credit) and instead added some extra verandahs (all round verandahs in the end) also added alfresco (paved). Wine rack & extend island bench in kitchen, also add extra pot drawer (total aboiut $1000) Stainless steel splashback in kitchen in lieu of tiles (650mm high to rangehood and 900mm wide) $841 Border tiles to ensute & bathroom @2m high ($1050) Water tank . . . well we saved about 3k doing it ourselves and just getting the builder to do the pad. Ceiling insulation R3.5 (instead of 3.2 or 3.0 at no extra cost) Front door was $500 extra Side door was $612 extra (venitian inside double glazing corinthian) Laundry door similar to above was $482 extra Electrical (about $80 / extra double power point) $144 for a TV point. We're paying $500 for them to install a wood heater that we purchased. $343 to have a Caroma Medina bath instead of the standard spec (they wanted to charge $5k for a clawfoot caroma, bastards!) Painting the whole house one colour is about $6k from memory Tiling everything except office and bedrooms was $10k with a nice big porcelain type tile. Really with the basic changes and additions and the fact that we are in a rural location I think as a standard rule I can probably say add $100k to the stated city based build price they advertise, based on the fact that it costs extra for septic tanks and earthrowks, power run in etc as well as changes you might want to make. As a minimum you could probably add $50k if you are rural. We had budgeted $5k to carpet the bedrooms ( and that is on target with the carpets we would have chosen) we haven't really budgeted for blinds or rugs (having tiles throughtout the majority of living areas), nor have we budgeted for future upgrades of lighting to our taste or adding ceiling fans if necessary. There is also the gardens which would be a long term project! I didn't even get it priced but from the outset the consultant told us to do it ourselves because he said they'd charge us like crazy for it. We thought about tiles, but glass splashback looks pretty good, just wanting to get an idea on cost and where would you go select the splashback for presart, would it be European ceramics. I had a glass splashback installed after handover. It cost me just over $1200. Thought that might be useful to you if you're deciding whether to do it through the builder or after handover. FYI we deleted the 2 rows of tiling above the hotplate and added them to the laundry so we have tiling up to the underside of our overhead cabinets in there. Credit was $170, what a big difference in price for spalshback. Re: PRESTART - What did you do and how much did you spend ? 29Jun 19, 2009 5:29 pm I am building with Impressions-- it was actually good, as it was a turn-key house-and-land package and so didn't have to go through the agony of finding a house plan, builder, trying to look into a crystal ball and see what the better value option would be. And I really hope that even if I had gone through all of that nightmare, I would have still gone with them. All the inclusions were stated up front in the fixed-price contract, and most of it is really super generous, and a really good price for me. Couldn't be happier with them really. Corian benchtops, pivot doors to bathrooms, all floor/window coverings, trilock entry door, security system, landscaping, antenna, letterbox, washing line, blah blah blah..... ie. more things than I really ever would have realised I would need....! I had my prestart two weeks ago, and found the extras I asked for priced really reasonably, and in line with what I expected: - two interior paint colours -- 225 - double rebate to entry door -- 15 - instant hot water instead of storage -- no charge - double overhead cupboard to Fridge recess -- 343 - extend laundry bench -- 156 - drawers in bathroom and ensuite -- 234 - additional brick paving to side and rear -- 435 - translucent glazing to front door -- 50 - mitre edge tiling to bathroom and ensuite -- 124 - weights instead of cords on vertical blinds -- no charge - mirrored sliders instead of open-out doors -- no charge - extra double powerpoints (60), single (52), extra tv/phone points (150), surge protection (180ish)... Plus, a few other things I requested before the drawings were completed- wardrobe extension, extra door in passageway, and things like that. They really could not have been more helpful. Really have loved everyone i have dealt with, despite how crazy-busy it has been for them at the moment, full on customer service every step of the way. And the overall price has been super reasonable, and totally within my budget. My current dilemma is whether to pay $1000 for the pure white glass splashback I want, or compromise on a Mocha coloured glass splashback that is half the price but will still work well with my colour scheme.... ack. OH well. My only other issue is impatience-- I can not WAIT for it to be built! Including those, it would be around $75,000. This is our second home and we put up with our first for over 20 years, so our motto when we went into this was "No compromise!" There were lots of little extras, plus a couple of estate covenants (higher ceilings, steeper roof pitch) that cost $$, but these are the main items: 2 sets of timber bifold doors and one set of timber French doors, plus one timber awning window - about $10,000. Paint upgrade throughout (my choice - I was fussy), plus a second colour in some rooms and non-white ceilings , and stained rather than painted timber for the facade windows and doors - about $4500 Facade upgrade - $1700 Raked feature ceiling in the lounge - $2750 Feature niches in various spots and higher skirtings - around $2000 Deadbolts, privacy locks, some extra doors, feature front door, extra exterior sliding door - $2300 Extra cabinets and upgraded handles, thicker stone benchtop than standard - $2800 Evap cooling - $5500 Solar HWS - $4000 Upgraded taps, extra capped water points and waste in garage, extra ducted heating point, upgraded rainwater tank (had to fit in a narrow area) - $2000 Tile upgrades - about $500 Electrical: lots of extra power points, down lights, some fans and bathroom heaters, exterior flood lights, wiring for future alarm system - $6000 There were a few other things, but those are the main ones. We also wanted a feature wall but the tile we have chosen is a rectified porcelin tile so i dont think they will let us have it. we also want a freestyle island bench top, but have a feeling they wont let us have this either. has anyone had there bathrooms tiled to ceiling and at what cost? thanks Hi Everyone, wondering if anyone has done a prestart lately with summit homes in WA and what kind of costs were associated with adding gpo's and downlights? we are also… 0 3867 No the fireplace doesn’t work.
