From the prices here in Melbourne, even if you can find a builder for that price you will have low ceilings, simplest bathroom and kitchen you can imagine, and it won't include floor coverings, only 1 light per room and cheapest finish throughout. Without knowing your situation, I'd say you're better off borrowing another 100k which would give you a much more livable house. I've been through a couple of display homes that are too big for our block that are within this price range. A home I was looking at off the plan that is too big for the block is $240,000. The one's that looked a bit small were around $215,000. I don't care too much about a lot of the finishing touches because I am happy to do a lot of those things myself (blinds, painting, flooring, landscaping, etc). I know that once you add extras like different style door handles, door designs, fittings & fixtures you start adding to the cost quite easily, but I think I will be able to get what I want for the budget I have. To a degree you do get what you pay for, but I guess with my budget I have to priorities what I do and don't want in a house, or what I can leave out initially that I can add later on down the track. I wonder if you have Burbank homes in WA? I also have a small narrow block of land, and am in the process of building the 2 storey Burbank Dove. It is available in several sizes and designs between 20 and 28 squares and if you made the double garage into a single garage I believe it would meet your dimension requirements. It is a 3 bedroom, 2 bathroom home, and Burbank are generous in their inclusions.
