Can anyone help me out here? I am in the middle of securing a 200sq m block approx 9.5m frontage x 21m depth. Trying to fit a 2 storey house on it "off the plan" is proving difficult. The setback for the garage needs to be 4.5m, with a minimum 2m house setback. I don't want to go custom design because I only have a budget of $250k max for the house. I'm after a 3x1 and building North of Perth. I'd greatly appreciate any tips/advice/plans/ideas anyone can give. Mathew. I have a freidn doing exactly the same sort of things due to a trapezoid / tapering block that she is splitting and building her new house and a sell off one. She has gone of the shelf then plans, and had to mod them to fit into the angled shapes of the block. I find out the sizes for you. From the prices here in Melbourne, even if you can find a builder for that price you will have low ceilings, simplest bathroom and kitchen you can imagine, and it won't include floor coverings, only 1 light per room and cheapest finish throughout.
Without knowing your situation, I'd say you're better off borrowing another 100k which would give you a much more livable house. I've been through a couple of display homes that are too big for our block that are within this price range. A home I was looking at off the plan that is too big for the block is $240,000. The one's that looked a bit small were around $215,000. I don't care too much about a lot of the finishing touches because I am happy to do a lot of those things myself (blinds, painting, flooring, landscaping, etc). I know that once you add extras like different style door handles, door designs, fittings & fixtures you start adding to the cost quite easily, but I think I will be able to get what I want for the budget I have. To a degree you do get what you pay for, but I guess with my budget I have to priorities what I do and don't want in a house, or what I can leave out initially that I can add later on down the track. I wonder if you have Burbank homes in WA? I also have a small narrow block of land, and am in the process of building the 2 storey Burbank Dove. It is available in several sizes and designs between 20 and 28 squares and if you made the double garage into a single garage I believe it would meet your dimension requirements. It is a 3 bedroom, 2 bathroom home, and Burbank are generous in their inclusions. The Dove would easily fit into your budget. dimensions on your original plan are inconsistent and with accurate dimensions (including site plan, upstairs and down) i could make a proper scale drawing with furniture… 3 6198 Would anyone on this forum know of a builder/company in Brisbane with house designs for a shallow block.
