Out of zone is a hassle. They will have suppliers in certain areas who they have accounts with, their staff are used to travelling a certain distance to a job etc and it is easier to just not do it or to charge a bit extra for it. Ie Every trip the PM goes to your site it is that bit further, more travel time, car costs, other jobs lag or he can't fit in as many each day due to his extra travel time etc for your site. If I said to you tomorow you now have to drive an extra 50km per day to do a new house, would you want some extra petrol money? Re the area: The builders have risks and building in an unknown area might be due to the difficulty of site. Finding staff who know how to deal with this issue can be hard to find, (more expensive etc) hence they find it easier to walk away from a job, than take it on and lose dollars and gain stress cookies, and an unhappy customer who will bad press them. There is a thing in buisness called focus!!! Focus on what you are good at and realise that not every job might not be one you want.? My thoughts Steve ps Perry have you thought of the owner builder, get the place to lockup via a professional, ie slab, walls roof and doors, then PM it and finish it off yourself. Query for you - the web site quotes a price for their homes which is good of them to publish. A reality check - is the price for your home significantly higher than the web site price? The price includes everything except site costs and phone connections basically. We easily spent $100K over the base price but we upgraded everything.... but could have quite easily spent $20K more for a good house. We paid extra for caeserstone benchtopswith free carpet and tiles.
