What a rush its going to be..My finance pre-approval expires tomorrow..once I sign my building contract, will rush down to my broker tomorrow to hand it in. (provided no mistakes in contract) Anyways my land expires on July 15. And I am sure once I sign the contract its 45 days to get all resolved. And I hope they have place a clause subject to finance. Caught a few discrepancies... 1) Provision amount for reverse cycle air-con unit was $3000 higher. 2) 2 Items quoted valued at $3975 was not in the contract. I guess the value was eaten up by the increased air-con price. Have written an email and awaiting response on why the difference. I am not sure if I should just let it go to avoid further delay in the contract. Items for owner responsibilities : Block paving to crossover with limestone base.(There is already cross over from driveway to my porchway..) Now I wonder what this means..And I have to deal with the council... I guess will ask again during my pre-start. I hate contracts....it covers more to builder than us.. I guess we are at their mercy... Even my site cost was at $8700..!!!.gosh....but well I have seen a higher cost here in this forum... All the contracts are with me.. To wait for response or hand it in...got till July 2. But finance dateline is today... gosh... decisions decisions decisions.. Well hopefully I will get my finance approval by then... fingers crossed. ..Otherwise will need to extend my land dateline again.. which will be on July 15... And should be my last extension.... Surprisingly even the colour of the garage I was charged... The builders really know where to hit... the builders range are always not the attractive once. Yeah and of course one could always do it later.. I choose just to get it done by the builder. Another scare - EHB. Close to a $1000 for treatment and yearly cost is expected. Seems there are problems with these pests in Perth. Still deciding as the area I am building is not in the danger zone. But one never know... Electrical is the most expensive.. its just crazy.. Well I just have to see what happens. And adviced to look at Smart Wiring.. I might just do that... Anyways.. got my land extended and still waiting for the final finance approval.... and we are now middle july... gosh.... Well waiting has become part of my life now... We're currently waiting on our finance approval to go unconditional so we can settle on our land. Pre-start isn't until the 20th of August due to our builder being so busy presently... which isn't too much of a problem as building licenses with the City of Wanneroo take 5-6 weeks to be processed at the moment so we'd be waiting on that anyway (rang them this morning, they have the application but it hasn't been assigned yet). I'm very jealous that you've done pre-start, I can't wait! Did you manage to keep within your budget? Most people seem to go over... New beginnings. Hahaha , I wish I could keep within my budget... but the cost when over and over an over and goneeeeeeeeee.. My electrical itself was $11300.. I know its crazy... but well its just a few things I got to have.. I guess I have to cancel some items... I told myself not to go overboard.. but that is always not the case.... Well , My building licenses is not ready yet and furthermore... my finance final approval is like long as well. Heard of it?.. Its only in Perth - WA. Its the latest..Numerous area have been affected. It will cost a futher $1000 for treating the pine. And yearly cost which is unknown. It is a worry... As i was told the roof will be affected as its pine..anyways I am still doing my research on my area if its infected. Will just have to investigate more... Now i can get my land titled transfered to my name.. Get the building license.. and start.... i guess another 2 months... Its really long in getting a newbuild... I guess every one is facing the same thing.. long long long wait... hope all goes well... soon( possibly 2 months ) Will get pics of my construction progress.... The first one left to start a company with his dad and didnt even tell me! I rang to follow up on my file and they go "no he left about 2 weeks ago. Hasn't anybody made contact with you?" Was a bit of a worry! Are you able to post a copy of your plans?? And I had all correspondence , that helped. Building at Mandurah hopefully there will not be any delay in construction works. Now just waiting for final sign off in the contract, still one last meeting this weekend at Intelligent Homes and thats it. Than its all on my final building license... FHOG and FHOR is all done.. Land settlement is on 7 Sept. I wonder what else is there... At what stage are you? Do any one know of who to call or site for Mandurah Shire Building license approval... Finally I can get my contract finalise. hopefull all ready and signed when I get my land titles transfered. Found out from my shire, my building license will take 20 days after application is submitted. Well just further wait for me. Had alot of cabling done on my final electrical meeting. Just got the conduits done so there will not be major construction before. And in future is easier for me to upgrade when required. Hopefully all goes well. I'm not sure if I am blind but i can't see where you have written who you decided to build with. We used intellegent home for our networking stuff and my boyfriend was very impressed with the job they did in our house. Everything is going well ( so far, other than the long wait). I have just signed the land title transfer documents, finance documents. My builder just informed the building license is on the way. I wonder how can they do that without the land title... Anyways hopefully all will be cleared by Sept. Crossing fingers and hoping that by OCT the build will start...I guess it was worth all the wait at the end...
