Browse Forums Building A New House 1 Jun 05, 2009 4:46 pm HI ALL, This is a very interesting and helpful site where one could get good advice and also share with other new home builders of all problems and frustration faced. I for one am new in this area. Getting the ideal land, getting the right builders. It all began in November 2008. I was rushing to get it all done before the end of FHOG. Few months down the road - February, I am nowhere near. Secured deposits on both land and builder. Finance application in progress. To my shock, ( being new ) final finance approval could not be approved till building contract have been signed. The building contract on the other hand could only be done after the land is titled. And the land I had was not titled. I had to wait till end May. Another long wait. With 2nd extension on my land. Lucky me there is an extension on FHOG. Even now i am doubtful that I could make that as well. I am still waiting for the contract to be done let alone the land survey. Its now a week since the titled have been issued. I guess its going to be a long ride to having your own home. And reading some of the blogs here...this is just the beginning of many more problems to come...... cheers... We to started in november. We were told it would be titled in March then the 3rd week of June so I guess we just sit and cross our fingers. And yes very lucky there is an extension with FHOG! I hope all goes well for you Re: BUILDING A NEW HOME IN WA 4Jun 06, 2009 5:00 pm A lot of us in the market for a new home are going through the same issues one way or the other. Even the lot that I have selected is worrying me now. I went to the lot after it being titled today and saw some worrying issues. The street lights being right infront of my land. Drainage large opening right infront of my land, near to my future driveway.. I dont see any other drainage in the area. The road is also one way.. no exit at all. Only one way in. Further more the road is inclined, any rain, all water for sure will go downhill... This is worrying.... I just have to wait and see what happens next. I guess this is normal for untitled lots. Its a risk one has to take. I hope the others getting a untitled lot fare better than me. Will write more on issues related to prestart tomorrow. I am currently looking at my client file which was passed to me. Any one have an idea how good are the builder Impressions. I am building with them. I dont think I change the block. I am stuck with it. Further more its all full Great info.. So i see so many problems on having on different builders. Some are lucky and some are not. I hope everything goes well with my builder. I am still waiting news of their site survey and the final engineering drawings. Hope they get the drawings right in one go. On Pre-start. Any comments on which ceramics is good - 1) European Ceramics 2) Magic Tiles 3) Imported tiles 4) Odin Ceramics I have yet to make my trip down there to have a look. But some suggestions will help. And on the Kitchen, Toilet and Ensuite, any idea which vanity is good. 1) Laminex 2) Formica 3) Wilsonart. This selection is so difficult. Well I guess everyone is going thorugh the same thing. Any proposal or suggestion is great. I heard laminate timber is not good. It could easily be damage. I once went to a builder display home and some numerous marks caused by high heel shoes. thats scary. And also heard its not waterproof. I have decided to change to original timber or even tiles. Colour selection have been difficult. So me and my wife go for our gut feeling and liking. One thing I learn always (where possible) 1) Stick to the choice of colour made 2) Do not have multicolours in one area. Have used the book "Starting Point" for my external reference colour selection. It helps. Will go to European Ceramics and Laminex for the rest of the selection. Still need to go to Trevor Carpets as well. and have decided to go for Hardtimber for my flooring. Laminate timber is not advisable. Though upgrading is expensive, its worth it. Unfortunately I can only select from Builder range for flooring works from direct Tiles. My god , the builders are really making tons of profit.... Have just informed my sales consultant would like to have 700mm appliances for my kitchen. To have 900mm appliances seems pretty steep. i dont see much difference here between the two types only u have it 200mm wider.... But same functions... I used that excess to upgrade my round sink to a square ones. in all the toilets. Seems nicer. I was thinking of getting my own inspector during the construction stage. And when I look at the contract, I can insert this clause in. Of course the builder should have their own inspector. I like my own as well. Hope thats allowed. So far I dont see any forum on them. Price List: 1) SLAB : $250 2) BRICKWORK / PLATE HEIGHT : $275 3) ROOF ON : $300 4) LOCK-UP : $350 5) PRACTICAL COMPLETION : $595 The above quote is from Houspect Australia.I hope to engaged their services. The others are too expensive. Any one heard of them.. Anyways will see how it goes . Re: BUILDING A NEW HOME IN WA 9Jun 08, 2009 5:13 pm Hi all, I have some things in my mind to write. for a start I just like to write a summary for those who are yet to choose a builder. Just a basis of my opinion, hope it helps. 1) The cheapest builder does not mean they are the best. you just end up paying more during pre-start or at later stages. 2) Have an idea of the house layout that you want, as your requirement in terms of as a couple, family members, growing family .etc. 3) your land and house to build has to go well. Remember covenaught rules. some house are to small on land to be built. noting house was chosen because of price.. and due to the area covenaught.. the house have to be enlarged as such builder have to increase price... so up goes the price....Builder will simply ask do you have a land...Well.. my opinion is all have to be linked correctly. So its not an easy decision. 3) Narrow down your builder selection based on layout. Remember some builder charges you for change in plan. And some will not change as it a form of cost issues for them. 4) Narrow down further your builder selection based on Price and Inclusions. 5) Compare all the Inclusions. Inclusions include all possible variations that you need. A proper discussion with whoever is with you in the new home is important. This way you have a closed amount. and a small variations if any. Of course avoid temptations during prestart, has then price will rocket up. 6) Finally, consult , look and ask around of your chosen builder... you never know what you will learn. 7) And finally you do the deposit...After this there is no turning back(of course if you can forgo the depoist) But changes inclusions and price adjustment can still be made before final contract closure. I am just writing the above of what I feel and have gone through ( except for pre-start) Just my opinion. cheers Re: BUILDING A NEW HOME IN WA 10Jun 08, 2009 9:02 pm Hi waranraz! i've used Houspect for slab and roof on, they've been very good, meets us on site, picks up any problems, and will email/post the report the same day as you pay, so very fast service. I've had the same inspector person twice, and intend to get him again for practical completion. I've had a friend who's built with impression, they had no problems until they got the keys and moved in... their heat water system or something stuffed up and water flooded their house (luckily covered in the service warranty period). so i'll definetly recommend inspections. Talked further with my builder , all i need now is a building contract. Promised by my builder will get it resolve soon .
