I had to call and ask the SS. you know what he asked me? - "why?" i said well its written in the plan, owner to meet tiler on site to discuss layout before tiling commences. his reply was "thats just formality" ...haha... i told him no i must speak with the tiler because i need to ask questions and discuss my mosaic layout. then he said ok and told her to call me. man u better look into it! else they wont tell u! plus i faxed my layout design to the office during pre-start and they never gave it to her. lucky i brought my copy. Did you guys find a lot of items in your contract that had 'not included' or 'by owner' next to them? It's very confusing.. My site cost was a whopping $8900 !!.. It seems whatever that they lost money in the initial contract they mark it up here in site cost.. The builders are always in win-win situation. Yeah.. the contract is crazy.. even if you want to have a slight change/upgrade in colour, there is a price. Their builder range is never really good.. but there are some who likes builder range.. so it just comes down to your personal preferences. Like me I like electrical stuff/upgrade.. Like I got Intelligent home, smart wiring, home thearte, audio speakers. monitored alarm... etc.. So it all depends on your interest,likings and preferences. And of course if you can do it all later.. then best to do so. I think the hidden cost will be in site costs. Perhaps you can ask how they got their site costs so you know whats included and whats not. Example stormwater connection to soak wells. Its only carpets, timber flooring, mirrors in toilets and robe doors and of course the external heater/booster tank. Could actually count work left. I am thinking of getting coloured (red) concrete for the crossovers.. Will it be good? is that a crazy? and I should just go for brick or nothing wrong with that. I am looking at pricing as well. With concrete is just prep and pouring. And yet i get reimbursement from council. With bricks, i need to buy infills, bricks and labour cost. end of day, i wonder if concrete matches with bricks. and it will look nice..
