Browse Forums Building A New House 1 Oct 16, 2009 9:56 am Hey peeps, I've noticed we're in the same position as a lot of fellow builders on this forum. We have just laid down our slab (10th Oct) and ready to get the frames up in the next couple of weeks! I was initially very excited that we have started building as the warm weather approaches because it generally means less rain and cold windy weather. However someone brought it to my attention that builders are even less likely to work during a HEAT WAVE. So now I am hoping we can get the frame up, bricks and roof before the Melbourne HEAT WAVE hits (usually around mid Jan-Feb) that way we can get to the lock-up stage and start working on the inside of the house so as not be too affected by the weather conditions!! From people's experience, how long does the FRAMING, BRICK/ROOF TILING stage take (considering weather's okay and tradies are fairly good and reliable, hehe)? Considering we've got another 2 months before crazy heat/Xmas period!? Give me some good news ppl! (I'm really hoping we can be in the house by around March '10...is this realistic???????) (40sq single story). I don't even really understand what you're worried about to be honest. Melbourne heat wave?? You might lose a few days max. The main thing that will not happen in extreme heat is painting. My semi boy friend is a chippy... when it's hot they just start at the crack of dawn, get what they can done and then finish up when the sting gets too much.... (he's a framer so in the sun... he'd probably keep working indoors) and that's only on a few days really. By that stage of your build, it's not like things are happening every day anyway, so to lose a few days won't make any difference whatsoever. There'll always be periods where not much happens on any build. I'd be saving my energy for worrying about things you can control, in your build, not things you can't. I leave you to fend for yourself, figure things out yourself. Hels, just out of curiosity did you build a single or double storey house? Ours is single story 34.5sqs. The whole build was 5 1/2 months but as I said in my post, very quick to get to lock-up stage. Do you reckon that'd make a huge difference in terms of getting to lock-up stage? A double will take longer as they need to allow for scaffolding etc. Like Joles said, don't stress about it as you can't control it. I remember people on here during the heatwave earlier this year saying that the tradies started at sun up and then might only work a few hours but then they came back on Saturday's and Sunday's to get the work done.
