I have learnt so much from the forum and would be lost without it I was just wondering if anyone could tell me whether I need to leave the skirtings off to do the floor tiling after handover or the cornices from the ceilings (we're extending the tiling to the ceiling in the bathroom and ensuite). Is it easier for the tiler to have these left off or it doesn't make a difference? I am going for my tender tomorrow and I need to make a decision. Have a look at the Southies thread -- if I'm not wrong, they had their cornices 'packed out' to allow for tiling to the ceiling post-handover. As for skirting, you should ask for it to be 'tacked on' in the contract. It's my understanding this is what people usually do when they are tiling or installing timber floors, so after these are in the skirtings can fixed permanently. I'm not sure about the cornices. As for the skirtings, they were to be delivered primed but not painted which is too much hassle for us. We will ask for them to lose fix the skirtings. Thanks for the tip. This will be a variation if done post contract. We paid approx $525 to do 3 bathrooms & 1 toilet. What they will do is actually install your cornices, leaving a 1-2 cm (don't remember) gap between them & the wall. Sorry I don't have any pics. Built the Eden Brae Cambridge 34 Family with Boston Corner Facade Re: Cornices and Skirtings 7Jun 05, 2009 7:25 am If you're tiling floors, there's no real need to leave skirtings off, as it's easy to get a neat edge with tiles. The only real advantage to adding the skirtings over the tiles is that you don't lose any height. It's mroe commonly done with floor boards, to avoid the need for timber quad trims along the edges. But think about it - if you have any adjoining carpeted areas with no architraves in between, you'll end up with skirtings at different heights... Some builders won't even do tacked-on skirtings, or leave them off. Ours wouldn't. If skirting height once the flooring is laid is your concern, you can always upgrade to bigger skirtings. I think the standard for our builder was 60-odd mm. We upgraded to 92mm. There are an even taller ones available. Re: Cornices and Skirtings 8Jun 10, 2009 9:04 am Thanks for your help everyone. We went for our tender on Friday and our builder advised that packing out the cornices is not an option. They said that they could leave them off completely but were charging us in the thousands(!!) for them to return and install the cornices after tiling was done.
