Browse Forums Building A New House 1 Jun 04, 2009 4:52 pm Hi All We have bought a block of land, approx 830sq metres, there is a slope on the land approximately 5mtrs, which is mainly all at the front of the block and then levels out. We have worked out what plan we want and we will have approx 3 metres of fall over the building enevelope. We have had a few contradicting reports about how much this is going to cost us. We have budgeted 40k, which is above the 10k per metre of fall. is this reasonable? We are looking at building on stumps, or part slab and stumps, anything apart from cutting in the whole way, was we will be in a hole. Could someone please tell me how much we can expect to pay, and if there are builders in melbourne who specialise in building on land with slope. Thanks alot Heath Re: Building on Land with a slope. Help! 2Jun 04, 2009 5:29 pm Is the 40k just for your site costs?? I would recommend stumps for building on that amount of fall. We are building a hardie plank home on stumps and the site costs are around 10k but we only have 1m of fall. The most expensive part is the slab in the garage.. Re: Building on Land with a slope. Help! 5Jun 05, 2009 8:16 pm We have 2.6m of fall over the building envelope and are building a 2 storey with the garage sitting lower than the house (so we've split leveled the garage). Our plan will have 1.2m cut at the rear and 1.4m fill at the front (except the lower garage which sits at natural ground level) We estimated about $30k for footings/sitworks/soil removal & $15k for retaining walls. I think the $30k will end up being $40-$45k. I've not experienced building on stumps so have no idea how that impacts costs. Need advice on the backyard plan above. Should I excavate and cut all of the dirt to level with the house slab or semi-excavate as per photo above?
