Browse Forums Building A New House 1 Jun 04, 2009 12:55 pm Got some good feedback from my last post with our concept Floor Plan so here is our revised plan - we think this is pretty close to what we will go with - all comments welcome Notes:- - sitting/family room are north facing - will add in a pedestrian door to the garage for access from the laundry - upstairs will lead to a central lounge and guest bedroom Thanks Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Updated Floor Plan - Comments Please 2Jun 04, 2009 1:19 pm I really like the changes you've made, in particular the extra storage is good, also the family room being closer to the kids rooms is a bit safer. I like the laundry and pantry setup for me it makes sense for convience and space. Just one question - the "display" marked in the family room, is that where the TV is going to go ?. If that's the case I'd change the stair layout to turn at the bottom to face the hall as I think the stairs entrance and people walking up and down would be distracting. The dining area is rather a large space for just dining but then it would make a great corner for kids toys and play things or even another couch area. Also you could swap dining and family around at anytime especially when your kids are teenagers to make the lounge and family area further apart. Anyway overall I like it, I think this design gives you more options. Building Upside down house in Wantirna VIC Current Stage: Procrastination... it's just all too hard.... The area marked display is will be for glass/wood etc, tv will go in the sitting room (recessed space on the east side) Thanks for the comments, agree the family and dining could swap Re: Updated Floor Plan - Comments Please 6Jun 04, 2009 1:37 pm d@n Is there no exit from the laundry to the outside? or are you drying clothes in a dryer and not on a clothesline? yep, in the notes bit Notes:- - will add in a pedestrian door to the garage for access from the laundry Thanks Re: Updated Floor Plan - Comments Please 7Jun 04, 2009 3:06 pm Still don't like the whole pantry/garage thing, especially with a humid laundry too. Sorry. I'm probably on my own here with the garage issue, but I remember an internal laundry in one of our display villages got some negative comments at work. Sorry. I'm probably on my own here with the garage issue, but I remember an internal laundry in one of our display villages got some negative comments at work. fair enough, for us its part of the garage so I class it as external space Re: Updated Floor Plan - Comments Please 11Jun 04, 2009 7:35 pm Can't remember where you are located in the country, but do you use the outside area much? 3x3 isn't a real big area... What's the void in the sitting room for? I'd pull that wall flat, will be cheaper too! What about pushing the master bedroom wall out to level with Bed 2... I'd seriously think about getting rid of the toilet out of the bathroom... Just seems odd to me... I'd then move the cabinet to that wall, and have it extend from bath to shower... The current cabinet wall can be for hanging the towels etc... Possibly change the robe and WIR doors to cavity sliders.. Will give you a bit more room... I take it the sitting room will also be the "media room"..Why not double cavity sliders on there also? Possible rearrange the ensuite... Or consider a mini wall to give the toilet some privacy... Are you deadset on dual basins? Doesn't seem like much benchspace in the ensuite? I think the "Laundry" would be better suited to a bench in the garage... By closing off the wall between pantry and laundry, you'll have more pantry space... And then you can have storage cupboards in the laundry space... Electrical Engineer...
