Here is what you do: -Go and get a 'Green Card' - OH&S General Induction. It costs about $100 for a one day course. -Get the builder to induct you to come on site. No more problems. Thanks for that gem. Like most (all?) people building a house, I would like access to the site to carry out checks, see how things are progressing and take pictures of where plumbing and wiring are before they are hidden. All useful stuff. I would like to visit on a Sunday when there are no trades people and leisurely peruse progress. Do you know if site visits when no one is there (that is, Sundays) is allowed if you hold a Green Card? Also, do the builder’s insurance companies get affected (for example, charge more). If I can’t legally access my site I still plan to do what everyone else does, walk onto my site and look around regardless. You sign the induction sheet meaning you understand the hazards and will follow the rules eg. wear a hard hat, safety boots, don't climb over barricades, into pits etc.
Every subbie on site has to have these before working on site. Once they are inducted, they have free reign to the site to do their work. You can do the same. It doesn't cost the builder any extra in insurance to have you inducted. Re: access on a Sunday. Does the builder lock up the site? You would need a key if he does. Otherwise, no problem at all. I wouldn't encourage sneaking in on a weekend. If other people see you, they may take it as an open invitation to raid your house! Don't forget, you are the client. The builder works for YOU. You have every right to see your house being built. Just follow the rules and all should be OK. Building a house is exciting and you want to be able to follow the progress, take photo's for keep sakes and so on. Everyone wants to see how the house is progresing. I know that we would love to look around properly in our own time to think of idea of what we are going to do with the house and stuff. I have been given the number of our supervisor who told me to call anytime I have a question and anytime I want to meet him down there.
Most supervisors would also not care if you wanted to go there by yourself on the weekend, although they can't officially endorse it. All communication needs to be passed through my home co-ordinator. She then contacts him and accordingly he will then contact me with answers. We heard from our site supervisor yesterday for the first time. He said the plasterer will have his bit done this week and the painters will have finished this week as well. Then all that is left is the electrical, plumbing, touch ups and bits and pieces. Seems to me they want to invoice settlement before the end of june. But i will not sign or pay any more money untill the house is perfect. How is everyone else progressing? Good on you - stick to your guns! They are just trying to get the sale in and recorded for this financial year. Your sales rep or site supervirsor's pay/bonus probably has some component linked to the $ value of work done in the year. Also look at your ceilings, and make sure that you cant see plaster lines. Measure door frames and make sure they aline.
In fact make sure you go thru it with a fine thoothcombe and inspect it like you were the site supervisor. (Oh and if there is someone from Henley melbourne reading this, could please advice all supervisors to do there Jobs please and to make sure walls are staright, door frames are at the same height and so forth. Thank you very much) Now ill go back to being ** of and dissapointed and hope for Henley's sake that when it comes to inspection time, they dont expect to present us with the quality of work they have done so far, cause i dont think i could handle it, and i might have a mental breakdown.
