Browse Forums Building A New House 1 Jun 01, 2009 12:54 pm Greetings to all of youl!!! I have been following this forum for a few months now and I am very please with the good advice and comments coming from people from different works of life working hard to get there dream home build. As myself and my partner are one with you hoping and praying that "the sooner the better" we all get to live in our dream home... Yes my partner and I have purchased a land (in western sydney) so that we can build upon a home for our family. It's a choice between builder A, B or C??? We decided to go with "C"........ #*&$@^%!+=??? (not so many good comments from this builder) mainly because of it's design that suites are family+++ Anyway, my hubbie and I are almost running out of patience since we've already put in the $$$... in feb $600, in mar $3400 and in apr $600+ (council bond)...and up to now still no news from our builder that they have lodge our plans to council... Has anyone experinced this kind of frustration with your building??? Is this a normal process??? Since this is our first house to build we dont have much info into what goes on before, during and after the building finishes. THANK YOU and ALL THE BEST WITH YOUR BUILDING!!! Re: how LONG to wait for a BUILDER to lodge plans to council???? 2Jun 01, 2009 10:10 pm hi have you tried to call your council to see if there is a permit being lodged for you block they should be able to tell you. i know in our contract it states that the builder has 45 days to obtain a permit from the date of when the contract was signed. Re: how LONG to wait for a BUILDER to lodge plans to council???? 3Jun 01, 2009 10:19 pm You really need to get something from your builder in writing regarding timeline if you have already signed your contract and your final plans. If you have signed off your plans then there is no reason for the builder not to have submitted them to Council for approval. JL Re: how LONG to wait for a BUILDER to lodge plans to council???? 4Jun 01, 2009 11:47 pm Hi, From the date of signing off our plans, it took two weeks for us to get to Council with the DA. In that time, the builder obtained the Nathers and Basix certificates and I obtained a landscape plan and hydraulic drawings to complete the DA. I can't see why it's taking so long for you. I think it might be time to talk tough with them. Pix Built a (highly) modified Allcastle Maxworth 38.7 in Sydney. Hi chris82 how's your building? With our one I dont think we've sign a contract yet?!?! All I can remember is signing the tender back in april together with our bricks selection and BASIX and paid the council bond coz the sales consultant told us they will be lodging our plans to council the following week...then after that we received a variation also to sign in early may. We've sent out email to our CSC to ask for an update and the explanation we've got is they're still waiting on the hydraulics (report I guess) to finalise the plans and lodge to council...that was 3 weeks ago...up to now they still havent inform us that they have...What's worst is our tender expires in 2 months time...I will try to ring up council just in case(crosssed fingers)!!! THANKS chris82!!! Hope it's going really well... Not sure if we've sign a contract with our builder yet though we've signed our tender with our bricks color selection plus the BASIX and gave them the bond for the council coz they told us they will be lodging our plans back in mid april...Do you know anything about hydraulics getting into house plans??? Coz that's what our CSC told us that they're just waiting for the hydraulics(report maybe) to finalise the plans and then should logde it to council... THANKS and Good luck with your building... We're not required to put up a landscape plan but our CSC told us that they're just waiting for the hydraulics to finalise the plans then submit to council(this was 3 wks ago)...Don't know why it's taking so much time coz our tender expires in 2 months time and we're worried that they might put up the price...This builder C........nis really living up to it's reputation...hope they prove me wrong... Good luck building... Re: how LONG to wait for a BUILDER to lodge plans to council???? 8Jun 05, 2009 10:05 am Quote: We have completed the form to fill out in regards to BASIX. Frankly I think that's very slack of them cos it's something that most volume builders do as standard since the calculations can get a bit complicated. Also..are you in Sydney? I'm really surprised you have not had to submit a landscape plan with your DA. Again, (...and I might be wrong) but I thought all Sydney councils required a landscape plan as part of the DA, with some requiring more detail than others.
