We are considering doing this, and changing to another builder. Our land titles are not due until June/July, so basically all that has been done with our builder is sign the prelim, and I assume soil tests. We paid a $1500 deposit and I do not mind loosing this. I am wondering, would we be required to pay out any more money? Has anyone had experience terminating a prelim contract and was it relativly easy to do? The builder we are currently with has not done anything wrong (they have been great), but we are thinking of changing simply because we have found a much better deal with a lot more inclusions (things that we are currently paying large additional prices for). My other concern is that currently we are signed into a house and land package. I found the land myself and signed for it, then signed with the builder (who I also picked seperately) and picked the house, but it has been put together as a house and land package. I just checked the building procedure they gave me. It says, after soil test, the 1k deposit will be non-refundable. So I think all you will lose is the 1.5k. You don't need to pay off the balance. And I bought the house and lank package as well, what I am thinking is the builder just fixed the site costs and other government charges by making the package. We could find another builder with our lands. Fingers crossed if we want to swap, we will be able to do it with little fuss. We had paid $3000 deposit. When we decided not to build with them, there were no problems. As they had already drawn up plans and done soil tests we lost our $3000, which we were expecting. There is a house advertised within my price range that I like the plan of, and their list of specifications seems quite good. Plus the plan is very adapable to a few structural changes I would want to make. I read some quite bad reviews about Ventura on on that review website, which I admit makes me a little uneasy, but I love their display homes and quite a few of their plans. I've also been looking at a few plans on the Ulimate Homes website but have no idea if the ones I like are within my price range. What do you think? If you go with that design block off the 2nd entry to the minor rooms passageway. The one down the back near the theatre room. makes it easier to keep it quieter near those two minor bedrooms and you don't really need 2 openings. We signed our prelim back in February, but as I said are still waiting on land titles. Would our builder have already done plans and submitted to council, or do they have to wait until after land titles are issued before this can be done? I have sent our sales guy an email asking exactely what has been done so far, that way if he says nothing has been done, and I decide to cancel the contract - they can't hit me for any other charges. If plans etc have been done, can then they then ask me for more money to get out of the contract? I've sent him a email requesting costing of all the other changes/upgrades we want. He said he'll get back to me in a week with proper costing and a new drawing of what we want. Im currently with *, my meeting went ok with redink, although i wont be going with any upgrades that i can do after handover as they can be done for a least half of what i was quoted, so ill just go with upgrades i have to like high ceilings etc. im looking the "The Benchmark" which includes aircon and solar hot water for a good price.
