Signed Contracts for land Contracts exchanged 23rd May 2009 went to coral and paid deposit for soil tests. Choose brick colour bianca and roof tile colour sambuca. 26th May 2009 Faxed through to coral what they wanted (section 149 and convents) 30th May 2009 Called Coral and asked if they had everything they needed. The media room has been changed to a bedroom with built in robes... Changed the utility room to allow a robe in bedroom 4 and put a linnen robe in with the rest of the room. Also cut out the the hallway between bedroom 4 and the kitchen and put half in the room and other in the loungeroom. didnt see any sense in having the hall way there.. Put sliding doors in the games room... hopefully one day will have a pool out side it.. Thats about all the changes so far... Havnt pick any colours expect for brick which will be tuscany bianca and roof tiles - sambuca. Re: Building Coral homes Fraser 251 my thread 6Jun 03, 2009 8:56 pm congrats on having your loan docs ready!! this building thing is step by step...otherwise you get disapointed that things aren't happening faster or maybe thats just me - i'm very impatient i would follow them up via email in a week or two - i think they had my soil test results back after just over 2 weeks... try and finalise all your changes ready for when they have the soil tests back - i know it sounds hard, but try and think of every possible extra you could want to ask for - then it will all be included in your first tender, you won't need to go back, and it's so much easier to take things out than go to 2nd tender and add more if you think you might want a bigger front door, transluscent glass, a timber look garage door, higher tiling in the laundry, silver grade carpet, tiled niches in the showers, stone benchtops etc etc - get them to order these items in the tender quote - if you go over budget you can then prioritise your wishlist and take out things you are not happy with or can't afford... good luck lwbjl! 2014 - Prepping to build the Soho 4 with Plantation homes, industrial style 2009 - Built the Brampton with Coral Homes viewtopic.php?f=31&t=15399&start=280 Re: Building Coral homes Fraser 251 my thread 7Jun 09, 2009 7:48 pm Went to coral display home on the weekend to check out the kitchen bench tops and for any updates on the soil tests. Well couldn't get the granite bench top... way to expensive at a extra $4000. Decided to go with the diamond gloss laminate only $100 extra. Asked about if soil tests had been done, was advised yes just waiting on results. Any way went up to the block to explore if i could see if soil tests were done. I couldn't see any thing that looked like it. So emailed sales consultant and advised this.. surprise surprise.. was emailed back that because of the rain had not been done and that they would be on site tomorrow and will be done then. Now more waiting....... BUT big shock... apparently soil is class E... not good at all. They have added every cost imaginable for site / wind and council fees and removed everything i wanted.... Coral wont do the driveways because of the soil class so i need to have these done myself. The site fees jumped up to around $23 000 where i was only expecting to pay well below the $15000 mark... Some big decisions to make in the next few days to see if i will go ahead or not... 12th July Signed tender today... They are also checking on the soil tests to ensure is actually a E class. Well now have been told will go to contract SC advised it would be around 3 weeks wait.. Getting used to the waiting game now... 13th July SC emailed me today and advised that they are going to redo the whole soil tests... I am happy about this... He has ordered the contracts as is, just in case it does not change... This is so it does not hold up the process.... Lets hope it comes back different.... ok so its all up to date now.... Amazing it was all right and there was no mucking around... Contract states 140 days for completion of works... Not sure about this it seams really fast... Sometimes easements are unused and 24cm is not all that much. Good luck.
