Browse Forums Building A New House 1 May 27, 2009 11:13 am Hi All So after about 5 rounds of changes we have settled on a plan to be taken through to costing (it is a one off). We can't think of anything else to change (much) but any suggestions would still be much appreciated. We are thinking of moving the BR1 door to the other side to stop blocking the WIR and maybe moving the laundry tub to nearer the sliding door. I have also included a planningwiz version which shows our current furniture (we will be getting new stuff for the HT and dining so suggestions on how to furnish these would be great, Epsecialy the HT as it is a bit narrow and tricky). The real question i have is what to do with the sitting area. I currently have a table / desk at the top which will have our main phone base etc. And at the other end is a tall bookshelf. We were thinking of removing the window panel at the top of the room and making built in shelves to create a reading nook type area, then moving the desk to the bottom of the room, but other suggestions to fill this space would be great. It seems so empty to me now... Here are the pics... I think you can click on the to make them bigger Thanks so much for all your help .costing_1.jpgcosting_w_furniture.jpg Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: First final plan and furnishings?? Suggestions?? 2May 27, 2009 1:14 pm IMHO is would lose the sitting room. Turn the laundry into a WIP, then laundry, then long narrow WIR, then MBR, then ensuite where sitting room was - leaves you with a little garden feature window in the ensuite and still have small window in your BR. Whatever you do get it right and take your time! Suggestions?? 3May 27, 2009 5:11 pm Thanks for the suggestion anna! Unfortunately the area which is off the boundary (sitting, or your ensuite) needs to be at least 4m long. This is for courncil requirements for boundary setbacks. Re: First final plan and furnishings?? Suggestions?? 4May 27, 2009 5:13 pm We were thinking about moving the BIR to take up some of the room in the sitting but this would mean either a huge ensuite (lots of $) or shifting the right side of the house towards the front, which move the kitchen into the hall which means no island and so on... Re: First final plan and furnishings?? Suggestions?? 5May 27, 2009 5:24 pm Your plan looks great and makes sense why you have the sitting area - these council's really get in the way don't they! 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: First final plan and furnishings?? Me thinks to deal with this, place loads of thick batt insulation in the wall cavity. Some people might see it as a selling feature having a screamer next door!!! we are selling and moving to the coast, if you know someone who wishes to buy in Mernda Villages, please visit this link http://www.realestate.com.au/property-h ... -107083288 Re: First final plan and furnishings?? Definitely recommend insulation. 2011 Home Sweet Home Handover 03 September 2010 PCI 27August 2010 Plumber 20August 2010 Electrician 19August 2010 Painting 04 August 2010 Cabinets 13Jul2010 Lockup 23June Frame 20April slab 1Mar10 Re: First final plan and furnishings?? Suggestions?? 10May 28, 2009 10:29 am Haha Yes, we have definately thought about this, but again as we are breaking council restrictions and will need permission from the neighbour on the bedroom side of the house they need to face each other (that way we are our own neighbour while we are building) We were thinking a tall wooden fence with lots of plants in the courtyard and also lots of insulation in those walls hi guys.
