Browse Forums Building A New House 1 May 27, 2009 8:34 am Hi Everyone, The building progress has been remarkable with PD. They've finished the 4th stage plus tiling and painting. So I'm guessing for a 29 SQ house, it should be finished within a month?? I've learnt a lot throughout the process, discovered lots of things and said things such as "hey, that doesn't look like what we saw in the display house", "arrgh! we should've requested for this" ... etc. Anyhow, this is my first home, and first time observing an end-to-end building process, so I think I can live with that. So, seeing light at the end of the tunnel (it surely looks like a house now), what things do we have to watch for during the Final Inspection? Should I look into the ceiling through the manhole? Bring in step ladder, various types and size of lightbulbs, measurement tape and spirit level? Thanks for sharing! Cheers, I.T. Guess we were told look for things like Toilet flushing and taps leaking or with the right pressure. We didn't do this but should have if you have rendering look at the render cap they have cause ours was loose and we didn't know it, trust me nothing more annoying then guttering lifting up and banging down all the time, even with the slightest wind! Look at a mortar see if its got cracks or holes or on even, same color even, Roof tiles for gaps, floor tiles. Bench top for dints, cupboards are they even. Are the electricals where you want them etc Basically go through everything and make sure your happy with it! Re: What to watch for during the Final Inspection?? 3May 27, 2009 9:14 am I'm going to be getting an independant inspection done for my own piece of mind but things to consider checking are: doors open and shut properly draws open and shut properly light switches and power points are all level (it would drive me nuts if they weren't!) All lights and powerpoints work! Taps all work check plumbing from sinks/showers/baths to make sure no leaks any appliances installed all work (oven works, stove top jets work, etc) Hot water gives hot water Walls are straight and level Painting isn't patchy Tiles are level and neat etc everything is at the right height and the correct length etc windows open and close properly locks all work garage door opens and shuts smoothly no damage to glass windows or frames (scratches etc) 'A bottle of wine contains more philosophy than all the books in the world.' Are there any reputable building inspectors in Sydney that the forum members ahve used and can recommend? I am 4-5 weeks away from getting the pocession. Totally agree! If you haven't had an independent inspection during any other stage of your build, you would be absolutely mad not to do a Pre-Handover inspection. There's no better peace of mind.
