Council have said no to garage on corner of the property. original plan.jpg [attachment=0]original change flip.jpg I have come up with this design - "flipped front". Issues with this design: Garage now built on the boundary - built on top of sewage pipes which will be in use during the build period. have made the minor bedrooms less square and moved to long narrow rooms - are these too narrow at 2.9 x 4.2. Have also reduced the width of laundry to 1.6m is this too narrow? Any other ideas (especially to do with main BR) would be really appreciated. Seems to me the builder should have figured this out before the plans were submitted. That said, I'm not really following how flipping the front has affected the back. Wish I could see the complete new plan, and the site plan. How stressful for you, and at such an early stage. Is there any possibility of curving the driveway so that it enters the road at an acceptable distance from the intersection? Btw what sort of kerb does the block have, the square sort with driveway entrances or the low continuous sort? I must be missing something Anyway as to your questions - 2.9 x 4.2 is perfectly normal size for minor bedroom - presuming it will only be one child in the room, they will fit quite easily. Our minor bedrooms are 2.8 x 4 and sons room fits a single bed, a BIR, TV cabinet, beanbag and tall boy, no problems. I would move the garage entry door further up the hallway - 1. so it doesnt have direct view into your bedroom and 2. will be easier to open at end of car. And I would put a sliding door on front of ensuite - but thats a personal choice, has been discussed on forum many times before - anyway that can easily be added after council approval. Its really important to us we do all our entertaining on the side street side (for privacy), we also didn't want the kids getting morning sun in their rooms. Macy - I like your point about how the builder should have known this was going to happen. Without discussing with us (which apparently in the contract they are entitled to do) they resubmitted plans to the council pushing us a back a metre (which impedes our ability to subdivide later) and curving the driveway from one side to the other. Our entire front yard would have been drivewary. I wouldn't like the look of this not to mention the price of it! The flip actually brings the "bedroom" side of the house forward about 600mm so I only need to lose 400mm off the rest of the house. We are in an old house and rebuilding, curbs are old and crusty, but our property is 1.5m off the road and our new house is 3.5 off the boundary. Helyn - I have made those few changes, they make a lot of sense. The builder has said they have already bought materials for the house etc - but surely they would not have bought anything especially given the house hasn't gone through council and they knew this atleast 6 weeks ago (if not before). So, you are saying you want to keep minor bedrooms faceing west so they get afternoon sun rather than morning sun? This also makes your alfresco face east, much better than faceing west where you would cop glare and heat of afternoon sun. Your adjusted plan certainly looks workable but you have some issues with your builder - they surely should of known any council regulations before getting this far and not sure how it is ok to order materials before getting council approval??? - what if council didnt approve it??? and/or to make changes like moveing you back a metre and changing the driveway without your consent????
