I'm considering it, though don't know how it all works. I went past my house today and the painters were there doing some touch ups, i noticed one of the robe doors in the bedroom has a bit missing at the bottom, like it has be knocked, same as the toliet door, do you think they replace things like that, or just try cover them up?? I purchased my house different to most, I didn't have the time to build the normal way, so to speak.lol I'll explain it, The house I'm living in now is now sold and settles on sept 21st I planned the sale around the purchase of the new home, problem was I didn't have the year or so it seems to take to build the traditional way, like going out and finding land, followed by checking out house designs and the like, then waiting for the land to settle, the house to start, the time frame is to up in the air, I basically gave up building/buying brand-new and was just going to go look for established houses or brand-new houses that were already completed, though the stamp duty difference was a major concern, I didn't see any other option. The I came across Edgewater houses, they are a part of Henley, well they are Henley, difference is, they buy land around difference estates, decide the houses they will build on different lots, taking into account frontage etc, apply for permits, everything is ready to go, with a very firm starting date, these houses will be built regardless if they are sold prior to commencing, they have around 5 or so different designs etc..a lot is included in the base price, unlike most builders who basically include the basic of everything and the rest is upgrades. so I purchased my house off the plan on April 1st, it had a completion date of completion of AUG 30th, which they made with a few days to spare.loll it all fit in with my time frame, the sign out the front says, HENLEY, so its no difference, I will list the pros in cons in my personal opinion. Pros, Excellent customer service, all emails answered within a half a day normally, sometimes within an hour. Great build, always working, including weekends, always something done everytime i visited, picked up their own mistakes for the most part and fixed them. all fencing, gates etc, most things are better quality then most other builders include as standard landscaped front gardens, Colored driveway and path to front door Good pricing capped water and power to roof space for future cooling system sectional remote controlled double garage 900mm stainless steel upright cooker and range hood higher ceilings down lights to all but bedrooms all light fittings and globes for bedrooms porch etc tiles to all wet areas laminated flooring to rest and carpets to all bedrooms brivis ducted heating, double vanity in ensuite semi frameless shower screens tiled shower bases 5star rated energy efficient lever handles throughout caser stone bench tops to kitchens choice of colors etc from the range heaps more which I cant think of now we added outside lights, extra power points, also power points to island benches, Arial points, water to fridge space etc, extras are no problems but they wont do everything. They use all the same brands etc that Henley use, so the quality is the same and I have been very happy so far. Cons, don't get to pick the land as such, you get a choice of a few packages in different streets, if you know what I mean, you get to pick all you colours, but more in a package way, than picking everything separate, which worked for me, less stress, there are about 10 different packages to choice from. they wont do a lot of extra's like rear concreting etc, they will do most inside things though, but I doubt you could make structural changes, again it was no issue cause I was happy with the design/display home. Its not for everyone but it worked out great for me, its 5% deposit and rest on settlement, which again worked perfectly, as I wouldn't have had the money for progress payments without this house first being sold and settled.. Got the aircond install on monday the 14th, as well as blind quotes, concrete quotes, fridge and dishwasher deliveries. Its going to be a full on a week after settlement.
