Below is a rough plan that we drew. I was hoping to get some of your opinions before we give it to a builder. We changed because we really wanted a single storey not a double. The custom route was definitely better for us but must say it has taken a long time from conception to actual start building time. We started the design process in Dec 2007 and only started building in March. Good luck with your search. Some things are worth waiting for. Re: Custom plans. There's no linen cupboards or storage cupboards or coat cupboards or broom cupboards. One suggestion is I'd put a shower in the powder room. Means the study can be used as proper guest room if the need arises and if anyone gets sick or injured (broken leg etc) they won't have to navigate the stairs to shower. I know you said you won't need it, but I'd also think about a walk in pantry considering the size of the house. I leave you to fend for yourself, figure things out yourself. A 1.8 x 1.8 would be more than enough. I would line up the kitchen island with the cupboards behind it (but try to keep it less than 3060 mm if using engineered stone to avoid seams) More ensuites mean less cleaning. Really. I'm not a big fan of not having the master downstairs, but I know most people like all bedrooms upstairs, so don't worry about that! I actually think this floorplan is really smart. I think there is plenty of anything, although I would be trying to get a WIP. But you do have a large kitchen there, so maybe it's not really needed... not sure! Consider a roller door at the rear of your garage for rear yard access. I'm not a big fan of your ensuite layout. Ours is the same size, just different layout. It has the bath under a nice big window, it has the two basins straight ahead as you walk in, the loo (separate) to the left and a shower screen in front of that. Same square size as yours, so have a think about it. Maybe you're modelling it on one you've seen and you really like - so then ignore this comment!!! lol Annie A thankful person is a happy person. My only comments if it were my house would be I'd want a far bigger shower in the ensuite and there seems to be wasted space there loads of hallway upstairs - fine if you will use it the home theatre seems a bit thin - ours is a tad wider and we're struggling to find a home theatre couch to fit walk in pantries are devine - mine is massive and I just adore it good luck cleaning all those bathrooms! Enjoy !! Fi has moved in!! 6 55343 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6883 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
