Good luck with your preliminary costing, will be most interested to hear how it goes and compare notes. Am not familiar with the Gracemere but will definitely be having another look at the website. We are really taken with the Hawthorn Attic but have a few of the usual questions to ask before proceeding any further, it is still very early days for us. We initially spoke to Chris out at Lyndhurst who was very pleasant and got to meet Dale last weekend when we viewed the Hawthorn display, very approachable people. Out of curiosity, are you considering an original Premier floorplan or are you planning on altering the floorplan? I've heard this isn't a problem with them which is great to hear as we are looking at making changes to the garage to house our boat. Thanks for your post I really look forward to hearing more about your dealings with Premier and will indeed let you know what we decide. Perhaps they prefer the outer regions as they can have a number of houses on the go in close proximity (in the new estates) rather than the 1 off inner city? I know building trades often are doing a number of houses at the same. "We only build in the outer suburbs our pricing and ability to construct in a timely manner is why we stick to these areas." Not sure what that means but I think what they are saying is they have better control when building in the outer region therefore can offer better pricing. But why is that they will have less control in inner city? Beats me. What is frustrating is that many of these builders do not state that they don't build in inner city clearly or upfront. It is only after you have spent some time (totally wasted) looking at their homes and talked to the sales people then you found out. Not sure if there are any regulations against refusing to build in inner city or at least requiring them to state the restriction on their website and display homes. Good luck with your new homes. Our house is based on the original Gracemere floor plan with study option, however we have requested changes such as a larger garage - extra metre wide, enclosed toilet in ensuite, additional picture rails, different doorway for lounge, weatherboard frontage extended over garage etc and have been told that this is not a problem, providing changes are done before contract signing. Premier appear to be very flexible and easy to deal with. We did really like the Hawthorn attic but preferred to have a single story house. we are considering building the Yarra Studio. We were really taken by the Hawthorn Attic, and had our hearts set on it. But, we were worried about the estate we were building in that it may be the "odd house out". Then, we discovered the Yarra Studio, which is the exact same floor plan as the Hawthorn Attic, only with a larger Master Bedroom which we loved. After seeing that house, we switched from the Hawthorn to the Yarra, because we loved the floorplan anyway. Really we have just changed facades, and the inside isnt "cottage like". Im really looking to find somebody else who has built the Yarra Studio to see how theirs has turned out. Good luck with Premier. So far I have found them to be very helpful. I think you got your directions mixed up.. mont albert is defintely not south east.. it is as direct east as you can get!!
