Have checked with national builder, and was quoted almost 50k for site cost above the house price they have. would like to know if anyone build there and the site cost is that much... Re: anyone build in baysview rise? 2May 21, 2009 9:06 am I'm not building in Bayview Rise but I heard the blocks are expensive and the view you get is of factory roofs. National Builders are expensive on their site costs. We were looking to build through Homes Now (division of NBG) and they wanted $45,000 for site costs NO WAY!!! To give you a idea our block has roughly 1m of fall where the house will be position and we need screw piles and we got quoted (Simonds) $20,000 approx for site costs. Try Porter Davis they are meant to be pretty good. And Simonds have got house and land packages in that estate so you could try them. I lived just up the road from there for much of my life. Mum and I actually went and had a look at the blocks the other day and Focus is right, the view is of factory roofs and factory yards except for in one direction there's Mount Dandenong.... beyond the factory roofs and factory yards. Nice size blocks, but apart from the view, the price and the pollution would bother me. The crap coming straight up there from the factories.... not sure if or how it would affect asthmatics or anyone with respiratory probelms. If I was going to stay in the area, I wouldn't be buying there I don't think. I leave you to fend for yourself, figure things out yourself. My old company actually looked at purchasing the site a couple of years ago to build a retirement village on it so we did the whole surveyors report etc. The biggest issue that came back from the report was actually the fibremakers site - it's a huge site thats classified heavy industrial and while at the moment it's not producing much it's under discussion from redevelopment and two of the major local smelting companies had expressions of interest in redeveloping it. The potential smelter combined with the general cost of building on that huge slope and it just wasn't worth it. Another thing that did surprise me was the level of noise from the smaller factories around there. While on the weekend and after hours it's peaceful as - go there on a weekeday during the day and all you can hear is clang, bang, ding and grind. Sorry - nothing positive from me I'm afraid - however I have a whole portfolio of photographs of the site in it's original condition if your interested . Before we chose Marriott Waters, I thought going local again would be the way to go, but the prices are astronomical for what you get !!!! Plus, Bayswater/Croydon, and around there is a huge hoon area (esp near industrial estates), so there's not a lot going for it.
