Browse Forums Building A New House 1 May 20, 2009 1:32 am G'day everyone. I just settled a block with 1.5 metres falls from the back to the front. Now I need to cut the block. Could anyone give me some suggestion regarding to the site cut? Anyone have good bob cat man to recommend? Where can I dump the soil for a bargain in Pakenham area? Thanks everyone. Re: Site cut and soil removal 2May 20, 2009 8:54 am We used a guy called Chris from Melbourne Dingo (0419 206 103) - very nice bloke, reasonably priced - can take the soil away for you - he has a bobcat and a dingo. We're in Epping but he seems to travel about the place. He was professional in that he gave me some honest feedback about what I wanted to do and some possible options as to alternatives (shave off parts of a 1m slope included). Hope this helps. Thanks everyone. Just be sure that your chosen builder will build on a site where you have done the cut yourself. Some won't and if you are doing a cut and fill, your builder may need a compaction report on the fill. Make sure you can provide this if your builder needs it. We also have fall on our block and I looked into doing the cut and fill ourselves. The further I looked into it, the more I realised it would be potentially more drama than the cost saving was worth. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: Site cut and soil removal 5May 20, 2009 4:07 pm joles gstfree G'day everyone. The builder would charge me over $20,000 for the cutting the block, which I think is over the par. The builder suggests me to do my own cutting to save money. The builder suggests me to do my own cutting to save money. Wow! 20k just for the cut! My block has 2.5m of fall, just under 2m across the building footprint, so we'll have around 1m cut and 1m fill. My site costs are 16k all up, but only $2,801 for the cut and fill, compaction and soil removal. 20k just for the cut! OMG! I leave you to fend for yourself, figure things out yourself. Pretty fair deal for the building. The other site cost is only known after the cut and soil test is done. I guess the builder doesn't like to do the cut, he explained to me it would cost me cheaper to do my own cut. This is a massive risk you are taking. What if the builder then says you need 40k of piering? 5k of aggi drains? Why can't the builder give you costs before the cut? I have had 3 different houses fully costed for my block. The site has not been cut. All 3 builders did the soil test and came back with fixed price costing without any earth works being done. The only variable being if they hit rock. (not likely in my case) If you do the cut, then the rest of the site costs are ridiculously high and you don't want to build with this builder, you will be in a very awkward position. I'd be very careful with this.... the whole thing doesn't sound right. I leave you to fend for yourself, figure things out yourself. And in the report, a section said the report will not be valid if the site is cut and filled. Anyway, thanks for your help, I will visit more display houses. PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 8282 We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 24882 |
