There is no reason the soil test can't be done now. This is a massive risk you are taking. What if the builder then says you need 40k of piering? 5k of aggi drains? Why can't the builder give you costs before the cut? I have had 3 different houses fully costed for my block. The site has not been cut. All 3 builders did the soil test and came back with fixed price costing without any earth works being done. The only variable being if they hit rock. (not likely in my case) If you do the cut, then the rest of the site costs are ridiculously high and you don't want to build with this builder, you will be in a very awkward position. And in the report, a section said the report will not be valid if the site is cut and filled. Anyway, thanks for your help, I will visit more display houses. PM me your email. I have a build excavation calculator you can use based on your plans to double check what your builder is telling you.
